Re: Major Permit 29-16
Moorecoastal Investments, LLC
Dear Curt:
Major CAMA permit # 29-16 was issued to Moorecoastal Investments, LLC on March 3, 2016
for improvements to the Icehouse Restaurant located at 103 Moore Street in Swansboro, adjacent
the White Oak River. Since issuance of the new permit, the following has occurred:
• In September 2018 Hurricane Florence damaged the entire portion of the structure
located waterward ofNHW and a portion of the building located landward of NHW
beyond any practical repair. All of the two -slip Icehouse dock existing at the time of the
storm was also damaged or destroyed.
• An emergency major modification to the permit was issued on October 3, 2018
authorizing demolition and reconstruction of the building and accessory structures,
docking facility and unbuilt structures as previously permitted.
• A major modification (enclosed) to the permit was issued on November 12, 2019 for
redevelopment of the property, including the demolition and reconstruction of the
building, accessory structures, and docking facility. The current expiration date for this
permit is December 31, 2022.
Since issuance of the 2019 major modification, the owner has demolished the destroyed building
and docks, removed debris, and rebuilt the docking facility. Due to financial considerations, the
owner has not yet begun reconstruction of the building. He intends to begin work on the new
building in 2023 and complete work authorized by the permit.
