THIS DEED made this the 9th day of September, 2021, by and between HOLLY

Beach, VA 23451 Grantor, to ITAC 477, LLC, a NC limited liability company, an eighty-two and
one half undivided percent (82.5%) interest and BEE HIVE FARM, LLC, a NC limited
liability company, a seventeen percent (17.5%) undivided interest, Grantees, of 10 South

The designation Grantor and Grantee as used herein shall include said parties, their heirs,

First Tract: Bounded by a line Beginning at the mouth of Beasley's Creek in Stump Sound and running
with the edge of Stump Sound to the foot of the lane leading to Gray's cattle ford at Sidbury's line; running
thence with said line, the Barlow ditch and Double Gully Branch to the highwater mark of the Batts Mills
Dam; running thence with the said high water mark to Beasley's Creek; thence down the said Creek to the
Beginning, estimated to contain more than three hundred and sixty (360) acres.
Second Tract: Being the land compromised within the high water line of the old Batts Mill Pond; bounded
on the South by the J. D. Batts estate and the first tract described above; bounded on the East by the first
tract and the V. Sidbury land; bounded on the North by the O. H. Bishop and Hill Bishop land and on the
West by Eugen Batts and J. D. Batts estate, estimated to contain more than one hundred and fifty-eight
( 15 8) acres and known locally as the old Batts Mill pond, though it is not at present covered by water.
Exception: There is excepted from the operation of this deed a lot containing about one-third of an acre of
land located on the waters of Stump Sound conveyed by Edward A. Henderson and others to the Reverand
M. A. Conrad by a deed dated May 7, 1953, and recorded in Book 241, Page 267, Onslow Registry. The
metes and bounds of said excepted lot are as follows: Bounded by a line Beginning at an iron pipe in the
center of the old road which runs from in front of the Ned Henderson Home Place to the sound; running
thence South about 44 deg. 20 min. East along said old road 151 feet to an iron pipe at the edge of the
Sound; running thence with the Sound South about 51 deg. 50 min. West 107 feet to another iron pipe at
the edge of the sound; running thence North about 46 deg. 50 min. West 130 feet to another iron pipe;
running thence North 40 deg. 30 min. East 112 feet to the Beginning, according to actual measurements
made by W. B. Hill, Jr., Surveyor, on the 18"' day of April, 1953.
The first and second tracts above described are the identical same tracts of land which were
conveyed by R. N. Sumrnersili, as Trustee, under the will and testament of G. S. Gray, to Edward A.
Henderson and N. B. Henderson by deed dated December 31, 1941, and recorded in Book 194, Page 633,
Onslow County Registry, and being all and the same tracts of land conveyed to A. B. Humphrey and wife,
Haru Humphrey by Edward A. Henderson, et. al., by deed dated 6 January 1958, of record in Book 272,
Page 268, Onslow County Registry.
Third Tract: Being all of a certain tract and parcel of land located on Stump Sound and beginning at an iron
pipe in center line of old road, running thence South 44 deg. 20 min. East 151 feet to an iron pipe at edge
of sound, thence South 51 deg. 50 min. West 107 feet along edge of sound to another iron pipe, thence
North 46 deg. 50 min. West 130 feet to another pipe, thence North 40 deg. 30 min. East 112 feet to the
beginning, according to actual survey made by W. B. Hill, Jr., Surveyor, on the 181" day of April, 1953.
The same being the identical lot of land described and conveyed in Deed from Edward A.
