Riley 611 Smedes Place Raleigh NC 27605-1138 RE: Property located at 346 East V Street (Lot 17, Block 48, Section A) Mrs. Riley, Per your written request, I made a field investigation of the lot with a physical address of 346 East V Street and evaluated the property for capability of the construction of a residential structure. Using the guidelines that the Division of Coastal Management, the Coastal Area Management Act, and the U.S. Army Corp of Engineers established this property can not meet the required sixty -foot setback from the first line of natural, stable vegetation. The first line of natural, stable vegetation was set by the Division of Coastal Management and the U.S. Army Corp of Engineers and it is my understanding this line has been set indefinitely. Attached are the guidelines for Ocean Hazard AEC's (15A NCAC 07H Section 300). The Town of Ocean Isle Beach can not change the status of the property in question.
