The proposed devel)pment is adjacent to my mother's beach house at 1508 Carolina Beach Ave. North. It has en most gratifying to work with all involved, who have helped me understand far more about( CAMA than I ever thought I would. This (otter is in follow-up, toask that your office consider putting a hold on this project because 1.s The CAMA permitting process, it appears, requires further public notification and j scrutiny in view of the Act and its intent, and The proposed building height (50 ft) is at variance with the Town's current CAMA Land Use Plan. To uppdate you briefly, the original CAMA Permit for this property was found to be at variance with t e 5,000 sq ft maximum for multi -family structures. Hence, my understanding is that modi tions have been proposed This lack of conformance with the Act came to light becaqse of the public notification process and subsequent inquiries. are a for With been that before the CAMA Permit is deemed finalized there should be formal notification of neighbors (as was done with the first permit submittal), so that we can examine I modifications. Communications with many of the parties involved suggests that there nber of important Act requirements yet to be fully scrutinized with regard to the I changes in the Permit application information. The Act, in its wisdom, provides for ent of concerned parties, and it seems appropriate to ask for maximum opportunities ird to point (2) above, my understanding is that a number of projects in the Town have on hold while revisions are being considered to the Town of Carolina Beach's 1997 sent my; DD; R Mr. Jana CA to DID-DDJ-CJLC; Jdf]-ID-UD II:IOAM; rage z!z Gregson 10, 2005, Page 2 Land Use Plan. Without going into the details (with which we all are familiar), suffice it that it appears that the same considerations apply to the proposed activities at 1506 to Beach Ave. North. Consruction of the proposed large, multifamily, 50 ft high structure will in my view significantly alter he character of the ocean front and neighborhood. Many opportunities for public imput on propc sed Land Use Plan revisions remain, such that it seems prudent for the Town to stay withir the parameters of the existing Land Use Plan (i.e. a 35 foot maximum height, with due provi ions for setbacks for taller structures).
