The construction documents have been developed for the sole use of Ocean Dunes HOA for the
specified repair areas and may not be used in whole or part by any other party or for any other
purpose than that intended by the Engineer of Record.
The project consists of the removal of existing failed concrete pavement and replacement with
new concrete pavement at two locations at Ocean Dunes.
Performance of Work
1. The Project Manual consists of the following

1. ConsensusDocs® 205 STANDARD SHORT FORM
AGREEMENT BETWEEN OWNER AND CONSTRUCTOR
a. Note: Constructor and Contractor shall be used
interchangeably in these documents.
2. An on -site job foreman or project manager will be identified by the Contractor and shall
be subject to approval by the Owner. This individual will coordinate day to day
construction activities and shall be on -site at any time construction activities are on-
going, or employees of any subcontractor are on site.

3. The Contractor will schedule and attend a pre -construction meeting to coordinate
activities related to the project with the Engineer, Property Manager, and other
individuals as designated by the Owner.
4. The Contractor will provide and maintain a project schedule acceptable to the Engineer
and Owner and will coordinate construction activities with scheduled use of the facility.
The Owner will provide advance notice of scheduled activities affecting construction, if
any, prior to bidding. Refer to the scheduling section for additional information.
5. The Contractor will submit shop drawings or submittals for any proposed material
substitutions. Material substitutions will only be considered if submitted with the bid as a
bid-altemate. Bids must be based on the materials and products as specified.
6. The Contractor will provide and install temporary barriers and warning signs as
necessary to prevent non -authorized personnel from entering the work space whether
work is in progress or not and to protect new pavements until sufficient strength has
been obtained.
7. The Contractor will provide and maintain bathroom facilities.
B. The Contractor will provide temporary power poles with outlets for work. Do not use
exterior outlets on buildings.
9. Parking and storage space is limited. The Contractor will cooperate with the Owner in
arranging for on site storage and parking. In no instance will the means of egress to the
property or individual parking area beneath the buildings be blocked or access limited
without the authorization or the Owner and any public official with jurisdiction.
10. Working hours are limited to 730AM to 5:OOPM Monday through Friday excluding
federal holidays. No work generating noise shall be performed on any buildings prior to
7,30 AM. Work on Saturdays will be limited to the hours of 9:OOAM to 3:OOPM.
11. The Owner recognizes that the Contractor must access the property to complete the
work. The Contractor will not be penalized for damage to landscaping in areas adjacent
to the work. However, the Contractor will be held responsible for any damage to the
property in areas not adjacent to the pavement repair areas and for damage to areas not
related to the work.
12. Do not begin any work on site until all necessary submittals are approved and materials
and components are received and prepared for installation.

13. Where conflicts are identified in the various documents including the Project Manual,
manufacturer's literature or applicable codes, the Contractor will provide written
notification to the Engineer for clarification, which will be provided In writing.
14. Changes to the scope of work are not anticipated. However, in the event they occur, all
changes in scope and resulting changes in contract prices will be documented in
writing. Authorization to proceed with changes will be obtained from the Engineer in
advance of performance of the work.
Project Scheduling
1. Provide a written schedule for the project adequately detailing start and end dates for
major tasks and for milestone dates affecting the access to buildings.
2. Provide a schedule of anticipated pay applications and approximate amounts.
3. The Contractor shall provide advanced written notice to the Owner when work will
commence and will notify the Owner if the schedule is changed.
4. Schedule and complete a preconstruction meeting prior to initiation of work.
Project Closeout
1. Once the following requirements are met, the retainage for project will be released and
the warranty period shall begin.
a. All specified work including change orders and punch list items completed and
accepted.
b. All required documents submitted Ina binder and approved by the Owner.
I. Application and Certificate for Payment (final).
ii. List of subcontractors and material suppliers.
Ill. ACCORD statement identifying the Owner and Engineer as additional
insureds.
iv. Contractor's, subcontractor's, and material supplier's Affidavits of
Payment of Debts and Claims.
v. Copies of all change orders

vi. CD or usb drive containing photographic documentation of the progress
of the work.
vii. Contractor's written warranty.

Project Coordination:
All questions, requests for information, invoices and communications regarding this project both
during the bidding and construction phase shall be directed to the Engineer. In the event the
Engineer is not available, direct questions to the Ocean Dunes contact.
