Dear Ocean Dunes HOA:
I have reviewed the information submitted to this office in your inquiry concerning the necessary
filing of an appicafion for a minor development pemtit under the Coastal Area Management AP .f om r
making a site inspection on 06-13-11,1 have determined that the activity you propose
needing a minor development permit as long as it remains consistent with your materials list submitted on
06-13-11, and meets the conditions specified below. If your plans should change and your project will no
longer meet these conditions, please contact me before proceeding.
MAINTENANCE AND REPAIR - (G.S. 11 3-103(5)(B)(5) and 7K.0209) - Structures may be repaired in a
similar manner, size and location as the original structure. No expansions or additions are permissible. The
repairs are limited to 50% of the physical value of the existing structure and the following specific conditions.
f. The project consists of the repair of existing multi family structure, as shown on the attached
materials fist.
2 The proposed repairs shall be consistent with all other applicable local ordinances and North
Carolina Building Cale standards.
3.
This exemption to CAMA permit requirements does not alleviate the necessity of your obtaining any
other State, Federal or Local authorization and N.C. Building Permits. This exemption expires 90 days from
the date of the letter.

Schedule 1- Scope of Work - General Conditions and Specifications
1. Replace all decks using a ledger system for support
2. Replace all rusty flashing
3. Any hangers requited must be stainless steel
4. All nails and flashing must be stainless steel
5. All trim on the corners and windows must be removed to inspect for rot
6. Repair all rot that can be identified without removing other material (siding, trim, bands, etc.)
7. All comers and windows must be wrapped with WB Grace Vycor tape to prevent water intrusion
8. Caulking & painting
a. Includes application of rust convertor to all nail heads
b. New treated wood —1 coat Porter bonding primer, 2 coats Porter Acri-Shield trim
c. Cedar siding— 2 coats Porter Acri-Shield body color
9. Decks
a. Correct girder elevations as needed
b. Add girder and brace members as needed
c. Use concealed double hangers for all girders, when not bolted to wall
d. Replace rusted bolts on girders and braces
e, Remove and replace all belly bands (most common area for water damage)
f. Apply 12" Vycor tape on wall before installing new belly band
g. Replace party wall Ix caps with pressure -treated 2x8, to straighten and strength wall
h. Install blocking and bolts in exterior walls and party walls to support decks
i. Install 2x blocks on walls to attach handrails
j. Air dry deckboards prior to installation, to prevent cupping and gaps
10. Stairs
a. Replace stair towers, walkways and handrails
b. Correct girder elevations as needed
C. Install 2x blocks on walls to attach handrails
11. Flashing
a. Replace ALL existing flashing (galvanized) with stainless. Includes windows, doors,
bands
b. Install stainless L-flasbing on deck band, under deckboards
c. Tape top of all flashing with Vycor tape
12. Existing visible damage
a. Remove all 2x6 louvers and replace with T1-11 at ground level locations
b. Repair rotted T1-11 at bottom using pressure -treated band
c. Repair missing knots in cellar siding with bondo
13. Siding
a. Remove first two laps of siding to inspect for water damage
b. Nail existing siding with stainless nails at every other stud (existing galvanized nails are
failing)
14. Window and door trim
a. Remove storm doors
b. Replace door trim (front doors and sliding doors) RECE" EE)

Re: Exemption request — CAMA minor development permit — 700 building Ocean Dunes
Dear Mr. Batson:
As the general contractor for the exterior renovation of the 700 building at Ocean Dunes, and on
behalf of the Ocean Dunes HOA, Inc., we hereby request an exemption from a minor
development permit under the Coastal Area Management Act.
The renovations and repairs will be less than 50% of the physical value of thebuilding. The
projected project cost is $99,866. This is an existing multi -family structure. There will not be
any expansions or additions as a result of this work.
Attached is the Scope of Work for the renovation work.
