THIS PERMIT AUTHORIZES LANDSCAPING LOT FOR FUTURE CONSTRUCTION OF A 2008 SQUARE FEET (FOOTPRINT WITH PORCH) SINGLE FAMILY DWELLING. CONSTRUCTION WILL BE APPROXIMATELY 38 FEET OFF NORMAL WATER LINE. ANY OTHER DEVELOPMENT WILL REQUIRE ADDITIONAL PERMITS OR MODIFICATION OF THIS PERMIT. THE FOLLOWING CONDITIONS SHALL APPLY: THE DEVELOPMENT AUTHORIZED UNDER THIS PERMIT MUST BE ACCOMPLISHED BY A MINIMUM OF 30' LANDWARD OF THE NORMAL HIGH WATER CONTOUR/NORMAL WATER CONTOUR, MAINTAINING THIS AS A VEGETATED BUFFER AREA. THE AMOUNT OF BUILD -UPON AREA SHALL BE LIMITED TO NO MORE THAN 30% OF THE AREA WITHIN 75' FROM THE NORMAL HIGH WATER CONTOUR/NORMAL WATER CONTOUR, WHICH DEFINES THE COASTAL SHORELINE AEC AT THIS LOCATION. IN THIS CASE, 3,528 SF. OF BUILT -UPON SURFACE IS AUTHORIZED. PURSUANT TO 15A NCAC 07I.040(b), THIS PERMIT MAY NOT BE ASSIGNED, TRASFERRED, SOLD, OR OTHERWISE DISPOSED OF TO A THIRD PARTY BY THE APPLICANT, AGENT, OR ANY ENTITY OTHER THAN THE NC DIVISION OF COASTAL MANAGEMENT. PRIOR TO INITIATING LAND -DISTURBING ACTIVITIES, ADEQUATE SEDIMENTATION/EROSION CONTROL MEASURES MUST BE EMPLOYED TO PREVENT THE MOVEMENT OF UNCONSOLIDATED MATERIALS INTO THE MARSH OR WATER. THESE MEASURES MUST REMAIN IN PLACE UNTIL SUCH TIME AS THE AREA IS PROPERLY STABILIZED WITH VEGETATED COVER. Any maintenance work or project modifications not covered under this permit requires further written permit approval.
