Vista Dr., Waves Attachments: 26174 W. Vista Drive, Waves.kmz Hey Doug, I've attached a google earth .kmz file where I worked up the riparian lines for this project. The north line will extend straight out in line with the property line, but the southern riparian corridor line bends to the north to a point located at the middle of the deep water line (blue line). I think if you realign the proposed pier to the north at least 10' you will be able to get the slip into deeper water and still be outside of the 15' setbacks on either side. Due to the way the shoreline cuts in towards the east and is more recessed compared to the adjacent property shoreline, I do not see the pier length as an issue.
