HomeMy WebLinkAboutNH_18-52_ Gill (2)New Hanover County 18-52 Local Government CAMA Permit Number MINOR DEVELOPMENT PERMIT Coastal Management ENVIRONMENTAL QUALITY as authorized by the Stator of North Carolina, Department of Environmental Quality and the Coastal Resources Commission for development In an area of environmental concern pursuant to Section 113A-118 of time General Statutes, "Coastal Area Management' Issued to David & Diane Gill, authorizing development in the Estuarine Shoreline (AEC) at 6313 Seamist Court in Wilmington, New Hanover County, as requested in the perrnittee's application, dated October 22, 2018. This permit, issued on November 1, 2018, is subject to compliance with the application and site drawing (where consistent with the permit), all applicable regulations and special conditions and notes set forth below. Any violation of these terms may subject permittee to a fine, imprisonment or civil action, or may cause the permit to be null and void. This permit authorizes: removal of existing patio and tree ring. Construction of a new patio, pergola and installation of pool with associated pervious surrounding surface, storm water infiltration and associated landscaping. (1) All proposed development and associated construction must be done in accordance with the permitted work plat drawings(s) dated received on October 22, 2018. (2) All construction must conform to the N.C. Building Code requirements and all other local, State and Federal regulations, applicable local ordinances and FEMA Flood Regulations. (3) Any change or changes in the plans for development, construction, or land use activities will require a re- evaluation and modification of this permit. (4) A copy of this permit shall be posted or available on site, Contact this office at (910) 789-7116 for a final inspection at completion of work. (Additional Permit Conditions on Page 2) This permit must be on the project site and accessible to the permit officer when the project is inspected for compliance. Any maintenance work or project modification not covered under this permit, require further written permit approval. All work must cease when this permit expires on: December 31, 2021 In issuing this permit it is agreed that this project is consistent with the local Land Use Plan and all applicable ordinances. This permit may not be transferred to another party without the written approval of the Division of Coastal Management. The applicant is proposing to redevelop their backyard area which would involve removing a brick patio, fire pit, and headwall. Elements of proposed new construction are a patio, pergola, and headwall. An inground 24' x 42' pool is also proposed, along with slatted pervious decking to border the pool. An existing Oak tree with a tree ring will also be removed and backfilled with sod. There is no impervious surface existing or proposed within the 37.5' NHC COD limit. The buildable area within 75' NHC COD is 7,251 sq. ft., which allows for 1,812 sq. ft. of impervious surface. There is currently 468 sq. ft. of existing impervious surface within the 75' NHC COD limit to be removed, and 521 sq. ft. of impervious surface proposed. None of the proposed impervious surfaces extend within one-half of the distance to the edge resource. Stormwater infiltration is proposed for the impervious surface within the 75' COD, and a separate stormwater submittal is pending_ Adjacent riparian land owner notifications have been sent by certified mail and return receipts will be forwarded once received.
