Dear Southeast Partners VII, LLC:
I have reviewed the information submitted to this office in your inquiry concerning the necessary filing of an
application for a CAMA Minor Development Permit under the Coastal Area Management Act. After making a site
inspection on 11/22/21,1 have determined that the activity you propose is exempt from needing a CAMA Minor
Development Permit, as long as it remains consistent with your project drawing, dated 6/8/21, and it also meets the
conditions specified below. If your plans should change and your project will no longer meet these conditions, please
contact me before proceeding.
SINGLE FAMILY RESIDENCES WITHIN THE ESTAURINE SHORELINE AEC EXEMPTED
1. All development shall be constructed more than 40 feet landward of normal high water or normal water
level and shall not exceed a 30% impervious coverage within 75 feet of the normal high water or normal
water level;
2. No land disturbing activity within the 40 feet buffer area;
3. The development shall be consistent with all other applicable CAMA permit standards, NC Building
Code standards, local ordinances and local land use plans in effect at the time the exemption is
granted;
4. This exemption allows for the construction of a generally shore perpendicular access to the water,
provided that the access shall be no wider than six feet. The access may be constructed out of
materials such as wood, composite material, gravel, paver stones, concrete, brick, or similar materials.
Any access constructed over wetlands shall be elevated at least three feet above any wetland substrate
as measured from the bottom of the decking.
This exemption to CAMA permit requirements does not alleviate the necessity of your obtaining any other State,
Federal or Local authorization. Construction of the structure authorized by this exemption shall be completed by
December 31 of the third year of the issuance date of this exemption.

Charles, I just want to confirm that the total lot areas listed on these site maps are referencing the area located above
(landward) of the normal high water line. Any lot area located below NHW is considered public trust and does not go
into the calculations of 25% within the ORW AEC.
Can you please confirm the SF of lot area above (landward) of NHW for both lots.

Please find attached the survey for 3631 & 3635 Island Drive illustrating your normal high
water line and the distance to the proposed disturbance for the single family dwellings. As
noted both are greater than 40' and should qualify for an exemption letter from CAMA.
Please confirm and if so, please prepare the Exemption Letters at your earliest convenience.
