and the Coastal Resources Commission for development In an area of environment
concern pursuant to Section 113A-118 of the General Statutes, "Coastal Area
Management"
Issued to Barbara and Gordon Loden, authorizing development in the Estuarine Shoreline (AEC) at 1204 North
Shore Drive West, in Sunset Beach, Brunswick County as requested in the permittee's application, dated August
18,2017, and received by the Town on August 22, 2017. This permit, issued on September 5, 2017, is subject to
compliance with the application and site drawing (where consistent with the permit), all applicable regulations and
special conditions and notes set forth below. Any violation of these terms may subject the permittee to a fine,
imprisonment or civil action, or may cause the permit to be null and void.
This permit authorizes: Addition of a 240 square foot screened porch, awning to the side door, and enclosing 320
square feet of existing rear covered porch.
(1) All proposed development and associated construction must be done in accordance with the permitted site drawing
dated received by the Town on August 23, 2017.
(2) All construction must conform to the N.C. Building Code requirements and all other local, State and Federal
regulations, applicable local building and zoning ordinances and NAP Flood Regulations.
(3) Any change or changes in the plans for development, construction, or land use activities will require a re-evaluation
and modification of this permit.
(4) A copy of this permit shall be posted or available on site. Contact this office at 910-579-6297 for a final inspection at
completion of work.

This permit action may be appealed by the permittee or other qualified persons
within twenty (20) days of the issuing date. This permit must be on the project
site and accessible to the permit offer when the project is inspected for
compliance, Any maintenance work or project modification not covered under
this permit, equire further written permit approval. AN work must cease when this
permit expires on:
December 31, 2020
in issuing this permit it is agreed that this project is consistent with the local Land
Use Plan and all applicable ordinances. This permit may not be transferred to
another party without the written approval of the Division of Coastal
Management.

(5) The applicant has effectively demonstrated, through innovative construction design, that the amount of impervious
surface areas may be exceeded in a way that runoff water will be managed and the AEC protected, so as to allow
43.8 percent of impervious areas within the 75' Coastal Shoreline AEC. All proposed development and associated
construction must be done in accordance with the design specifications of the permitted innovative design, sealed
by the design professional, James L. Lewis, on June 12, 2017.
(6) Upon completion of construction and prior to the issuance of a Certificate of Occupancy (CO), a letter of certification
must be received from the designer of the innovative system installed, certifying that the permitted system has been
installed in accordance with this permit, the approved plans and his design speciftcations. Any deviations from the
approved plans and specifications must be noted on the Certificatioi and a permit modification may be required
prior to receiving a CO.
(7) The landowner or permittee shall at all times provide the operation and maintenance necessary to assure the
permitted stormwater system functions at optimum efficiency. The landowner or permittee shall maintain the
permitted stormwater system for the life of the project.
(8) All unconsolidated material resulting from associated grading and landscaping shall be retained on site by effective
sedimentation and erosion control measures. Disturbed areas shall be vegetated and stabilized (planted and
mulched) within 14 days of construction completion.
(9) Any proposed grading within the 30' buffer from the Normal High Water level must be contoured to prevent
additional stormwater runoff to the adjacent marsh and/or canal. This area shall be immediately vegetatively
stabilized, and must remain in a vegetated state.
(10) With exception of a wooden walkway/stairs and 200 sq. ft. or less of elevated slatted uncovered wood decking, no
other development is authorized within 30 feet of the normal high water line, or the line previously established by the
existing structure relative to the redevelopment of the existing structure.
(11) Pursuant to 15A NCAC, Subchapter 7J.0406(b), this permit may not be assigned, transferred, sold or otherwise
disposed of to a third -party.
(12) Projects shall not increase stormwater runoff to adjacent estuarine and public trust waters.
(13) Prior to any development, silt fence shall be properly installed between all planned land disturbance and the
adjacent marsh, open water areas, and adjacent properties; the sift fence shall be properly maintained throughout
the construction period. Silt fence shall be installed such that it is properly toed -in to the soil.

Your neighbors at 1204 North Shore Drive West, Barbara and Gordon Leden, have chosen
Braddock Built Renovations as their contractor for an upcoming renovation project. Our project is
scheduled to begin in a couple of weeks, and we are in the process of setting up the jobsite and
obtaining the building permit.
This letter is to inform you that I have applied for a CAMA Minor Pertnit on the property located at
Lot 7, Block 40A with a physical address of 1204 North Shore Drive West, Sunset Beach, North
Carolina. CAMA regulations require me to notify you of our intentions. I have enclosed a copy of
my permit application and a copy of the proposed project drawing.
If you have any questions on my proposed project, please contact Hiram Marziano, Director of
Planning for the Town of Sunset Beach at 910.579.0068.
Please excuse the mess we will create in this process. We plan to be substantially complete by the
end of March 2018. It is our intent to be respectful of our neighbors during the course of this
construction project.
