I have attached a copy of the map with riparian lines as I have drawn. I have also attached the objections from the neighbor, Ms.Wendy Moll and an email from her on this matter.A little history on the Brown property. Mr. Brown and Mr.Warlick were co- applicants on CAMA Major permit 45-16(currently expired) issued Ms. Barbara Jenison for the excavation of the inside corner of North Pond. I have included a plat from the expired major permit 45-16 that includes the riparian lines. I look forward to discussing this. Do not click links or open attachments unless you verify.Send all suspicious email as an attachment to Report Spam. Dear Kelly, Thank you for your prompt return of my call to you regarding my concern and rejection of the dock permit request being made by John and Cora Brown at 80 Pamlico Shores Road, Ocracoke,NC 27960. i I will outline the reasons I am saying NO to a dock being built so close to my property. 1. The Brown's lot is not equipped to have a dock built without violating my riparian rights as a neighbor. Firstly, the lot is too narrow and a 15.5 foot setback from my lot line is not feasible. Secondly, he doesn't have deep water and that area has been dredged before but continues to fill in due to the fact he is in a corner with a bulkhead to the left on the Sound. His lot will never naturally have deep water and doesn't now. We discussed past permits for dredging his area with no permanent success which also disturbs the flow of water and shape and size of my sand beach. The shoreline behind their house is cramped and insufficient to accommodate any dock or pier His boat would have to be docked on the right side of his pier/dock obstructing my view and ability for me and my renters to safely and healthfully swim in the Sound behind my home. 2. There would be ongoing liability for both the Browns and me with both of us offering our homes as vacation rentals. Naturally,my renters and his swim and boat in the Sound behind our homes. It also is not uncommon for renters to use docks that are within reach of properties they rent. I do not want this liability especially if someone is injured on the dock or hit by an incoming boat. 3. This dock would affect the resale of my property. And based on his recent past history of encroachment with a"screened in porch," walkway on the lot line, landing built 6 inches on my lot in the yard facing the Sound and now a proposed dock on a lot that can't accommodate it; I have zero confidence he would play fairly by the rules and not violate my riparian rights. This would apply to any future owners as well. I appreciate and thank you in advance for addressing my grave concerns. I am saying no to any dock being built adjacent to my lot at 80 Pamlico Shores Road. Best Regards, Wendy J. John & Cora Brown CAUTION: External email. I will outline the reasons I am saying NO to a dock being built so close to my property. And based on his recent past history of encroachment with a "screened in porch," walkway on the lot line, landing built 6 inches on my lot in the yard facing the Sound and now a proposed dock on a lot that can't accommodate it; I have zero confidence he would play fairly by the rules and not violate my riparian rights. This would apply to any future owners as well. I appreciate and thank you in advance for addressing my grave concerns. I am saying no to any dock being built adjacent to my lot at 80 Pamlico Shores Road. Best Regards, Wendy J.
