This is the email that I told you I would send in my voicemail message on your cell phone. We and the Sassers are planning to have some grading done to reshape our yard to correct some drainage problems. We would like your approval before moving forward, per CAMA permitting guidelines. The main thing that we are doing is putting a proper crown down the centerline of our front yards so that water flows into the ditches on the property line and then out into the sound. We will also correct the slope of our yards along the sides of the house and clean-up/straighten the drainage ditches. Most of the ditch work will be on the Sasser's side along their boundary with the Temple's yard, where the ditch meanders and is steep/deep and hard to maintain. The ditch between your yard and ours is in pretty good shape, except for in the front and in particular the side of the house where it has silted in. It also gets a little "snakey" where it enters the tree line down toward the water. The rest of the stretch between our back yards is straight and shallow and easy to mow/maintain. Our goal is to make the entire length of the ditches on both sides of the yard look like the ditch between our back yards. I have attached a drawing of the work that we intend to do. If you are okay with it, please reply to this email so indicating. Thanks and we hope all is well. We would like your approval before moving forward with the CAMA permit process. We plan to do the following: 1. Grade the front driveway and parking area to form a crown that runs down the center of the driveway area from New River Inlet Road to the front of the house so that the water will be directed to flow around the sides of the house, and into the area of the present ditches along each side of the house. 2. Straighten and slope the current ditches on each side of the house so that the water flows to the sound. 3. Straighten and reshape the cross section of the ditch on our common property line (Temple/Sasser) so that the ditch area is easily mowed. Please see the attached drawing of the work we plan to do. Note that with the proposed grading, no runoff water should flow from our lot to your lot. Note that because the ditch is on, or very near, our common property line, the grading machine will have to go onto your property. I shall rake and reseed (if necessary) any soil disturbed on your lot. Please do not hesitate to call or email any questions that you have about our grading plan. If you are okay with this plan and proposed work, please reply to this email indicating your approval.
