On subsequent review, I have discovered that additional information is needed to complete the review process. Accordingly, I am requesting that you submit the following additional information to this office: 1. Please have the property owner sign and return the attached Ocean Hazard AEC Notice. 2. Please provide a certificate of elevation for this property. 3. Please provide detailed calculations of the total floor area of the proposed structure located in the Ocean Hazard AEC. The calculation you initially provided show calculations for the"Coastal Shoreline AEC", however, this does not apply to this particular project. As planned, your proposal is located in the Ocean Hazard AEC, not the Coastal Shoreline AEC. The calculations should include: The total floor area of all air conditioned living space, any parking elevated above ground level and the total square footage of non-heated space elevated above ground level including attic space that is not designed to be load bearing. 4. According to the work plan drawings, the First Line of Stable Natural Vegetation (FLSNV) was flagged on 9/27/2011. Please note that the FLSNV is only valid for a period of 60 days barring any major storms or shoreline changes. The FLSNV line will need to be re-verified by the appropriate field staff and noted as revised on the site plans. I will plan on re-staking the line today while I'm out in the field and you can have your surveyor pick up the new line should it change. I will get back to you on this.... 5. Based on the site plan drawings, you have proposed a swimming pool within the"frontal dune" bordering the Atlantic Ocean. Please note we cannot permit the proposed swimming pool in its current location due to inconsistencies with our Rules. Specifically, the swimming pool, as proposed, is in conflict with 15A NCAC 07H .0306 (b) General Use Standards for Ocean Hazard Areas which states" In order to avoid weakening the protective nature of ocean beaches and primary and frontal dunes, no development is permitted that involves the removal or relocation of primary or frontal dunes sand or vegetation thereon which would adversely affect the integrity of the dune". 6. Please provide a site plan (similar to the proposed site plan) showing the location of any structures you plan to remove as part of this project, as well as the extent of the demolition. This information should also be discussed in the permit application package. In accordance with the Department of Environment and Natural Resources regulations, we note that a certain time has passed while the application has remained in our office. Upon resubmission of a complete application, a local decision will be made in 25 days, provided this period is not extended as provided by law. 1 As always, please call if you have any questions.
