Unfortunately I was returning home to Oregon at that time and unable to take your call. I apologize for this belated response. At your suggestion, we would love to arrange for you to visit the subject property(303 22nd Place East, Oak Island) sometime next week. Some of those copied on this email will be in town and available to show you the ditch,the erosion effects, and discuss remediation options. I'm attaching a few photographs -taken at low tide -for your reference. I don't know whether viewing the property at low tide or high tide is preferable to you, though please keep in mind that the tidal ebbs and flows impacting this ditch occur 2 - 3 hours after the low or high tide times appearing on commonly available websites. The erosion you see accelerated after the Town of Oak Island replaced the existing septic systems with its water and sewer system. Additionally, as a result of construction around this lot, stormwater runoff patterns changed and increased dramatically in volume due to loss of naturally permeable land. Those empowered to make such decisions declined to extend the existing pipe to the adjacent slough approximately 150 feet away. I think our best idea thus far is riprap, but we are certainly open to all suggestions. Time is somewhat of the essence, as you can imagine. Full moon high tides combined with stormwater runoff are having an increasingly greater impact to the detriment of both the home located on the subject property and the slough adjacent thereto. The waters are encroaching to within 15 feet or so of our concrete slab, and the sediments and other erosion agents are affecting the flow and water quality in the slough itself. I am happy to answer any questions and facilitate a meeting during the week of July 26th. Our understanding is that we would need a permit from the Division of Coastal Management and certainly want your input prior to applying for same.
