" WE DO NOT AGREE TO WAIVE THE REQUIREMENT THAT THE PROPOSED BOAT LIFT MUST BE SET BACK A MINIMUM DISTANCE OF 15 ' FROM OUR RIPARIAN ACCESS. We certainly want to be good neighbors to Lumina Club House. Their owners are fine people and we value our relationship with them. But it just isn ' t prudent for us to agree to anything as a betterment of their property which further detracts from our property ' s usefulness and value. Our reasons are: . In 1995 , Lumina Club House undertook the construction of a bulkhead and dredging. We did not oppose that project with the specific understanding that their work would not impact our sound beach and water depth in any way. The reality is that our sound beach has been significantly reconfigured. The portion of our beach immediately adjacent to the bulkhead has been eroded at least ten feet. The water depth at our floating dock has lost at least a foot. Getting our east-side boats in or out at low tide is now difficult if not impossible. That was NOT the case before the bulkhead. . The various structures that Lumina Club House has constructed within their "Shore Zone" materially depreciate the sound view from the condos on the northern end of our property. Particularly, there is a boat storage rack which we believe not to be within code. We were told by the Town of Wrightsville Beach that Lumina Club House should remove it, but they have not done so.
