It shall be the obligation of the owner of any lot or lots to provide, install and maintain necessary lot drainage, other than what has already been installed by BLONDELL B. JOHNSON. It shall also be the obligation of the lot owner to provide, install, • and maintain adequate culvert or drain pipe beneath his or her driveway. This pipe shall meet state specifications and shall be installed prior to the construction of any dwelling on the lot. 15. In the event of a violation or breach of any of these covenants and restrictions, the owner or owners of any other lots made subject to the sane restrictions and coming out of the same piece of land as this lot, formerly owned by BLONDELL B. JOHNSQN, JOHN F. JOHNSON, shall have the right to pro- ceed at law or equity to compel compliance with the terms hereof, to Prevent the violation of the same or to recover damages for - failure of compliance or violation.
