Estimated replacement value of walkway and observation deck structures at
309 Caswell Beach Road, Oak Island,N.C. 28465. Property of Mr. Gerald Begley.
This estimate includes only the walkway and observation deck and does not include the staircase
that allows access to it as the above staircase also is necessary for access from the porch on the
south side of the house to the garage area below and is unrelated to any repair work involved in
the application or the CAMA exemption certificate.
We estimate that the replacement value of the walkway and observation deck, as built originally
would be $14,872.00.
The repair maintenance and repair application which we are applying for
estimates the value of labor and materials at $4910.00, or substantially less than 50%of the value
of the entire structure.

Specifications for walkway and observation deck repair:
Support fallen joists(four)on observation deck by means of support girder bolted to posts on
south side.
Replace cracked and weakened seat boards(2)at leading edge of seat on observation deck.
Reattach walkway to deck connection point by removal of 2x2 pickets and replacement with 4x4
posts through bolted into joists and bolted to handrail assembly.
Strengthen handrail of walkway by adding 4x4 supports at mid points between existing posts,
sistering existing 4x4 posts by means of adding 2x4 spacer and through bolting to existing posts
and existing rail posts.A 2x6 stringer will be added to be parallel to the walkway floor at a
height to be determined on site. Stringer will be attached to posts by means of stainless steel
mending plates,through bolted to posts and screwed to 2x6. All pickets will then be nailed to
2x6 stringer.
Approximately 8 walkway boards to be replaced.
No ground excavation is foreseen or planned.No new posts are planned to be added,though if
upon inspection any are found to be structurally deficient,they will be replaced in like and kind
concerning size and depth.
Cost of above repairs is estimated at$4910.50
The above does not include cutting of vegetation below walkway to facilitate access to make
repairs.
