Wilmington, NC 28405 Attn: Heather Coats Re: St. James by the Sea Pool Deck Repair, Oak Island, NC Dear Ms. Coats: REM apq 07 201 April 1, 2010 Please find the attached exhibits for the St. James by the Sea pool deck repair on Oak Island, NC. The first exhibit shows the 1998 CAMA setback line falling within the pool area, therefore requiring adherence to 15A NCAC 07J .0210. The second exhibit shows the area of decking we are proposing to repair. The third exhibit is an estimate from Dean Lambeth of Lambeth Pools, Inc. contractor license # 54134. In accordance with the repair clause in 15A NCAC 07J .0210, the proposed work will not exceed 50 percent of the market value. As a licensed contractor in the pool business, Mr. Lambeth estimates the market value of the entire 1,658 sf deck at $23,264. He is also estimating the repair cost of 440 sf as shown on the plan at $11,446. The $11,446 estimate includes access to the site, cutting and removing the existing concrete, ground preparation, new concrete and any electrical required to bring the deck up to code. The grind out ($2,383) and concrete stain ($388) costs are for maintenance in areas outside this repair and should be subtracted from the estimate. While the owner of this project would like to replace all 1,658 sf of the pool deck, we realize current regulations do not permit this size decking. Therefore we have chosen 440 sf in need of repair that allows us to work within the "repair" guidelines. The owner is anxious to get this repair done before the beach crowds arrive, so a quick review would be greatly appreciated.
