We have an exemption for beach elevated accessways 6' in width of s. When you get into work on the gazebo, the process depends on exactly how much is to be replaced. If the cost to )air the structure would exceed 50% of the structure's market value, it is considered replacement under our rules an work would require a CAMA minor permit. However, the potential complicating factor is that I believe Caswell Bea, an ordinance prohibiting gazebos- so we would also need to ensure the proposed work complied with the local finance. re is the rule that addresses what is considered replacement: k NCAC 07J .0210 REPLACEMENT OF EXISTING STRUCTURES placement of structures damaged or destroyed by natural elements, fire or normal deterioration is considered relopment i requires CAMA permits. Replacement of structures shall be permitted if the replacements is consistent with current C )s. Repair of structures damaged by natural elements, fire or normal deterioration is not considered development and III require CAMA permits. The CRC shall use the following criteria to determine whether proposed work is considered air or replacement. NON -WATER DEPENDENT STRUCTURES. Proposed work is considered replacement if the cost to do work exceeds 50 percent of the market value of an existing structure immediately prior to the time of nage or the time of request. The cost shall be atermined by the Division utilizing any or all of the following: I an estimate provided by a North Carolina licensed contractor qualified by license to �ovide an estimate or bid with respect to the proposed work; ) an insurance company's report itemizing the cost, excluding contents and accessory ructures; or i) an estimate provided by the local building inspections office. f the work on the gazebo is determined to fall under the definition of repair (as opposed to replacement) based on formation provided as described above, I would then just need a drawing of the existing property and structures wit ie areas of proposed work described/shown and I can write an exemption for the work. Last year my contractor, Jeff Wagoner from Intracoastal Companies, Inc., replace( iy oceanside deck. I believe you looked at the project because I recall him mentioning your name -his Spring, I wish to replace the 40-year-old walkway from the deck to the dunes, including the ticking of my existing gazebo. One option is to simply replace the decking and railing so as to kee ie permitting process simple and quick.
