Just to follow up on your conversation with Julie, my assistant on October 10, 2013 clarifying AAPCO as
the General Contractor for the exterior repairs to the envelopes on Buildings #400, 500, 600 & 700 at
the Oak Island Beach Villas. This project will have no impact on the environmental footprint; the project
does not encompass structural changes, and bears no impact on any environmental concerns. This
project is a renovation and repair of an existing property.
As you stated, you are working with Peter Seremet, who represents the Owners of this property and
AAPCO feels that just touching base with you should alleviate AAPCO of any further responsibility where
CAMA is concerned.

I have visited the project and reviewed the plans for the Oak Island Beach Villas
with the purpose of generating a replacement coat for the buildings. The following
assumptions are included:
1. No allowance has been made for demolition and clearing
2. An estimate of $5.68 per square foot for architect and engineering fees is
included because the designs and specifications of the buildings as built
do not meet current building codes.
3. The building would be built back to current code.
On this basis my estimate to replace the buildings is One Hundred Fifty Five
dollars and Fifty Nine Cents ($155.59) per square foot of heated area.
The cost of decks, stairs, storage units, and concrete are included.
This is a replacement cost. The current value and condition of the buildings was
not considered.
