Mike,
Thank you for your explanation on the proposed bulk head plan. That is so much
better than the map with a red line across it marked "bulkhead" that I found
under the wind shield wipers of my car one morning.
I believe the proposed bulkhead is the wrong approach to shore line stabilization
in front of the 3 properties, and that allowing some of the vegatation to return
that was removed would be a better approach. From my 40 +years of experience
on the coast I have found that all bulkheads eventually fail and have to be
replaced. In addition they can increase erosion rather than stop it.
However it's your property, your money, and your decision. I will not put forth
my objections to the proposed CAMA permit if you will provide engineer
stamped design plans along with your CAMA application. This will probable be
required by CAMA anyway. If this is not possible, please advise.

bulkhead to your property.

Phil,
This is the bulkhead design plan:
-Vinyl Bulkhead: New (2) tiered bulkhead with approximately 10'-12' exposed and 24'
total bulkhead height, approximately 100' long (220 total length and 2,640 sqft, including
ends), Vinyl Bulkhead. The bulkhead will include geotextile, weep holes/valves for water
drainage, 3/4" galvanized tie -rods, deadmen as required, and 6"x6", 2.5 CCA treated
waler. Gravel to be installed behind bulkhead to provide proper drainage. RipRap
installed under stairs. Fill and additional grading including.
Frankie has provided you the pier drawing that is required to be submitted with the CAMA
permit. He previously responded to you with the wall height several inches above the
ground. Also, please email respond "to all" and advise Frankie what day and
time you would like him to walk the property with you as well, to review the dimensions.

Frankie has not provided me with the specifics of the proposed project. He did
provide a copy of the pier map with a red line drawn across it. I returned this to
him and ask for height, location, design specifics including wing back and tie back
arrangements. I haven't heard from him since. I heard through the great vine
that 2 bulkheads are planned.
Before I sign anything, I need the details because this could impact my property
negatively.

The vegetation on my property is a sufficient natural barrier to
erosion, and ecologically a better solution than a bulkhead.
Replanting a ground cover on the hill would probably solve the
erosion problem for you and your neighbors better than a
bulkhead.

Phil, Frankie will be installing leaders, gutters and french drains with all
the landscaping once the retaining wall is installed.
Regarding the retaining wall, we will all individually be submitting CAMA
permits. We are getting several bids for installing the continuous wall for
the 3 properties. Do you want to be included in the retaining wall
estimate for the your property as well?

I do have concerns.
The way they slanted your drive has started to erode the area
between your and my house. I asked Frank Williams to meet with
me and discuss this. He stated that he had a solution and would
take care of it. That was 2 months ago.

Hi Mike,
Hope all is going well for you and Lynn! Frankie sent me
your email so that I could send you the information for
the CAMA permit for the bulkhead. The CAMA agent
came out on Monday and marked where the bulkhead
would need to be. The gentleman who Michael had to
come out and quote the bulkhead was unable to give us
a quote without the markings. He should be coming back
to see where the markers are so that we can get an
accurate quote. I have gone ahead and completed our
portion of the adjacent riparian property owner
statement. I'm sending two (one is the one we will need
returned to us, the other is the one that you would've
sent to us). You will still need to send one to Phil
Stevens. The drawing/description of the project that is
also attached is all you will need to do as well (got it
approved with the CAMA agent). Basically get a copy of
the drawing sent for the pier permit and draw a line that
would be the bulkhead and put an estimate of how far it
is from the top of the hill and then how far it is from the
high water line. The cost of the permit for the bulkhead is
$200. 1 will update you whenever the guy comes back
and gives us a quote. Let me know if you have any
questions!
