WITNESSETH:
NOW,THEREFORE Grantor, for a valuable consideration paid by the Grantee,the
receipt of which is hereby acknowledged,has and by these presents does grant,bargain,sell
and convey unto the Grantee in fee simple, all that certain lot or parcel of land situated in
Brunswick County, North Carolina and more particularly described as follows:
BEING ALL of Lot 13 of Section 1 of Pleasure Cay Subdivision as
the same is shown on a map duly recorded in Map Book 18 at
Pages 74 and 74A of the New Hanover County Registry, reference to
which is hereby made for a more particular description.
The property hereinabove described was acquired by Grantor by instrument recorded in
Book 5846 at Page 1198.
If any, by acceptance of this Deed, Grantee shall be a member of the Owners
Association,and shall abide by all rules and regulations of the Association specifically
including payment of all assessments when due.Failure to pay such dues may result in
liens being placed against the property and could result in foreclosure.
TO HAVE AND TO HOLD the aforesaid lot or parcel of land and all privileges and
appurtenances thereto belonging to the Grantee in fee simple.
AND the Grantor makes no warranty, express, or implied, as to title to the property
hereinabove described.
This conveyance made pursuant to NCGS 39-13.3,NCGS 52-10,and NCGS 52-10.1 in order to
vest title to the within described property solely in the Grantee herein,free and clear of any
right, title, and interest of the Grantor herein. The parties hereby acknowledge full and
complete disclosure of their separate and marital assets, each unto the other. For their
purposes,by execution of this deed,with regard to the property conveyed hereby,the Grantor
hereby waives,releases and quitclaims forever unto the Grantee(1)any and all right to share
in the estate of the Grantee upon the Grantee's death as provided in NCGS 29-14,and the
right to administer the Grantee's estate as provided in NCGS 28-4-1,(2)all and every right to
elect to take a life estate upon the death of the Grantee under NCGS 29-30 and 39-7,(3)all and
every right to dissent from the will of Grantee including under NCGS 30-1, (4) any and all
rights arising out of any action for Equitable Distribution under NCGS 50-20,(5)any and all
community property laws of any state,(6)any and all right to and elective share pursuant to
NCGS 30-3.1 et seq and(7)any and all other rights and interests in said real estate which the
Grantor now has or may hereafter have or acquire arising out of or accruing to said Grantor
by reason of past,current or future marital relationship with the Grantee.

Title to the property hereinabove described is subject to the following exceptions:
1. Rights of way and easements of record,if any.
2. Zoning and/or subdivision ordinances and regulations,if any.
3. Restrictive covenants of record,if any.
4. Ad valorem taxes for 2017 and subsequent years.
