I'm in agreement with the proposed 10' extension of the breakwater for 27181 W Dory, the approximate 100' breakwater for 27180 W Dory, and the 20' breakwater for the Dory Road community easement as long as they do not impede upon the riparian area for the community easement. The drawing indicates that this will not occur. The proposed construction also shows two 10' openings (approximately North and South) between the 27180 and 27181 breakwater additions and the 20' breakwater for the 10' community easement. I want assurance that these openings are not less than 10' to ensure easy access for water sport equipment. If the proposed construction changes, I would like to be contacted for reconsideration of the proposed "Additional Breakwater" project at the end of West Dory Road. Myself and Bradley Bui own the 2 properties on the sound. As a property owner in the original Spin Drift subdivision we are all entitled to use a ten foot easement leading from the cul-de-sac southwest to the edge of the sound. The purpose of this easement was to allow access to the sound for property owners on Dory Rd west to be able to access the sound without trespassing or damaging the properties to the north and south of the easement. During the last 10 years the property south of the easement (Bradley's) was not protected by the former owner from the ravages of recent hurricanes and nor-easters and as such his property as well as the easement entrance have been degraded and eroded severely. So much so that it has extended to within 20 feet of Bradley's house. Bradley intends to put in a sill wall project, similar to what I have done, to protect his house and nurture a wet land barrier to further preserve the area. Because of the proximity of the easement he will need our permission to proceed. In order to preserve the water access to the easement we as well as the North Carolina Coastal Authority believe a buffer sill wall should also be placed outside my existing wall and Bradley's new sill wall. I have enclosed a drawing of the proposed walls. The idea will be to maintain a 10-15 foot pathway from the entrance out into the sound for kayaks, fisherman and swimmers. Since the easement was never intended to be for trailer or large boat ramp access this should preserve the intent and viability of the easement entrance while also protecting Bradley's and my property. With this in mind Bradley and I will split the cost of the outer buffer wall. We hope that this proposal is to your liking. Dory Road Salvo, NC 27972 Dear Ms. Rountree, As of September 25, 2018, we are in receipt of the enclosed letter and drawing from Mr. Seib for the above project. We are the owners of properties at 27190 W. Dory Road (personal) and 27186 W. Dory Road (managers of Makana Salvo, LLC) . Thus we are such joint owners of the community easement. We have the following comments on the proposed project: • We agree with the 10 foot extension of the existing breakwater at 27181 W. Dory Road • We agree with the approximate 100 foot breakwater at 27180 W. Dory Road • We agree to the 20 foot breakwater at the Dory Road community easement with the followin conditions, which were not fully clear from the letter/drawing: • The breakwater SHALL NOT impede the 15 foot riparian access area for the community easement. As such, we do not waive our rights. • 10 foot openings shall exist between the 27180 and 27181 breakwater additions and the 20 foot breakwater addition for the 10 foot community easement. See our attached drawing for clarity. • The space between the "overlapping" breakwaters of the community easement and adjoining properties SHALL NOT BE LESS THAN 10 FEET to allow for continued access of personal water sport equipment (e.g., kayak, fishing, etc). In addition, if modifications are made to the proposed construction or if upon construction these conditions are not met, we request to be contacted for reconsideration of the additional breakwater project at the end of Dory Road in Salvo.
