However, if natural shoreline recovery or beach Renourishnitnttakes place within two years of the time the structure bccomcs imminently threatened so that the structure is no longer imminently threatened, then it need not be relocated or dismantled at that time, This condition shall not affect the permit holder's right to seek authorization of temporary protective measures allowed under the Coastal Resources Commission Rules. 3) In order to avoid unreasonable danger to life and property, all development shall be designed and placed so as to minitnize damage due to fluctuations in ground elevation and wave action in a 100 year storm Cantilevered decks and walkways shall rr=t this standard or shall be designed to brcak-away without structural da ge to the main structure. Any building constructed within the ocean hazard area shall comply with the North Carolina Building Code including the Coastal and Flood 'fair Construction Standards, Chapter 34, Volume I or Section 39, Volume I -B and the local flood damage prevention ordinance as required by the National Flood Insur, ice Program. If any provisions of the building code or a flood damage prevention ordinance is inconsistent with any of the AEC standards, the more restrictive provisio� shall control. 4) The structure must be set back 60 feet from the first line of stable, natural vegetation, Decking not to exceed 500 snuare feet total. 5) The structure must be located entirely offthe frontal dune. and, if primary dune is present, behind the crest of the primary dune. 6) The structure must be elevated on pilings with a diameter of at least eight (8) inches and the first floor level of the sills and joists must meet the minimal 100 year flood as required by FIRM Community Panel �2� 22 J. 7) All pilings shall have a tip penetration of at least five (3) feet below mean sea level, or sixteen (16) feet below avenge original grade, whichever is least; if locate I on a primary dune, the tip penetration must be at least five (5) feet below mean sea level. From the date of an appeal, any work conducted under this per- mit m.st cease until the appeal Is resolved. This permit must be on the project site and accessible to the permit officer when the project is Inspected for compliance. The rules of the Coastal Resources Commission require that you receive an AEC Hazard Notice and acknowledge that notice in writing before a permit for development can be issued. The Commission's rules onbuildingstandards, oceanfront setbacks and dune alteration are designed tominimize,but not eliminate, property lass from hazards. By granting permits, the Coastal Resources Commission does not guarantee the safety of the development and assumes no liability for future damage to the development, The best available information, as accepted by the Coastal Resources Commission, indicates that the annual ocean eros n rate for the area where your property is located is feet per year. The rate was established by careful analysis of aerial photographs of the coastline taken over the past 50 years. Studies also indicate that the shoreline could move as much as !,� feet landward in a major storm. The ood waters in a major storm are predicted to be about feet deep in this area. Preferred oceanfront protection measures are beach nourishment and relocation of threatened structures. Hard erosion control structures such as bulkheads, seawalls, revetments, groins, jetties and breakwaters are prohibited. Temporary devices, including sand bags, may be allowed under certain conditions. This structure shall be relocated or dismantled within two years of becoming imminently threatened. The applicant must acknowledge this information and requirements by signing this notice in the below space.
