We met at Hardees on Rt 24 and drove to our property at 412 Riverside Lane in Stella on the White Oak River. Based on where we wanted to build our house, you referred us to the Army Corp to get the permits. We did that and unfortunately it.did not go very well. They are extremely strict in their interpretation of the rules and guidelines and as long as there is any nori-wetland area to build on, they will not give us a pemit for any impact to the wetlands. Since we love the property, we've decided to build the house away from the water in a non -wetland area, see attached survey. This brings us to the reason:we are writing you. Since the house will be approximately 400 feet from the water, we would like to build a sort of gazebo room close to the water. Our question is: Can we get approval for this room and how do we go about doing that? Some of the details are: >> The room is positioned above the Mean High Water Line in an area that is surveyed as non - wetlands. Therefore, there is no impact to the wetlands. >> The room size is 16 feet by 18;feet. >> Plan is to build the room on footings with the floor approximately two feet off the ground. We would plan on minimal disturbance to the ground. >> The room will be finished to serve as a screen house with the ability to close windows or sliding doors. >> We would provide electricity and plan to have air conditioning. >> We would like to have running water for a sink and a small bathroom. In this case, will we be able to put a small septic for one bathroom in the same general area? We realize the nearby area would need to perk. If the bathroom is not possible, is there something we could do to have running water to a sink without the bathroom? I don't think we would want to pipe the drainage to the house septic and in that case I don't think we could get approval to traverse the wetlands, anyway. We appreciate any guidance you could provide.
