If these documents are intended to be Construction Documents, they are in my opinion in need of further review and up dating. Why are there no specifications for quality assurance? Additionally, notes and details are not coordinated well enough to assure that the Owner is getting what he is paying for. I do hope that I can hear from you that a complete set of Construction Documents will be prepared before construction commences. Regarding some other items, the gazebo is to be placed on the existing concrete slab? The existing slab is in poor condition and has been under -mined by tidal wash. Trying to salvage the existing slab may save some cost up front, but later repair costs after the one- year warranty period has expired will prove to be greater than the original savings. Additionally, I would like to bring your attention to the fact that the existing slab is 8"- 10" above the existing grade on the entry side of the gazebo. In order to be ADA compliant, the grade will have to be raised to be flush with the slab. If a concrete slab is a "must have" requirement, a new one with proper edge treatment would be the better alternative. I don't see the logic behind placing the dock walkway so that it passes through the gazebo. I realize that the original "hut" and dock arrangement was done in this fashion, but the original docks had no rails. The new walkways have high rails; this will create a funnel effect for anyone passing through the gazebo on the way to the dock. If people are having a get-together in the gazebo, it would be annoying for them to have others pass through the shelter, particularly if they are carrying boating gear or such to boats tied up at the floating docks. Would you consider having the dock access point shifted to the east side of the gazebo? No improvements are indicated for the roadway. I recall some mention of gravelling this area in early discussions. My I suggest that if any roadway improvements are included, that crushed shell be placed instead of limestone base. It compacts well and has a pleasing appearance. Alp I saw no mention of trash disposal containers for the parking areas and ga.,an these 2 9 be mcluded m the documents, or can they be furnished and installed by the Crt!@ installed, will the trash be collected on scheduled pick up days? Signage was not mentioned. Some minimum signage should be included regarding CM parking, littering, limitations on boats and trailers, etc. I'm pleased to see the project moving ahead and look forward to the day when it is completed. The biggest challenge will be keeping it free of trash and other debris. Thanks for the opportunity to comment. Regards, —rW Thomas M. Owen, AIA Architect Emeritus Cc: NC Div.
