We have several concerns about their proposal, which they indicated to us in the attached letter, as follows: 1) their proposal is to build a 50 foot dock on a 60 foot piece of canal property next to our property, which would leave only 5 feet from our property line, and 5 feet from the other neighbor's (Kenneth Stickrath, lot #7 on Yardarm Drive) property line. We think this is far too close to our property and violates the requirements to build at least 15 feet from the property line. 2) The scale of their proposal is not in keeping with the size of the canal and the size of other existing docks on the canal. Two docks on the canal were built before 1989 and are 24 feet long. The most recently built dock (Jim Wilson, lot #3, 810 Sailhaven Dr.) is considerably less than 24 feet and some of that is over land, both due to current restrictions. Their proposal indicates a dock twice as big as the other existing docks on the canal, and may indicate their interest in either keeping a larger boat or multiple boats at the dock. This would be out of proportion with other docks and use on the canal. 3) the canal is very narrow and very shallow, less than 3 feet in the center. We are concerned that this dock design may block navigable passage to Morris Creek. Depending on what size boats they have at the dock, it may not be possible to get around their dock and boats. It is never possible for two boats to pass simultaneously on the creek, and when the water is particularly low, the only passage is right down the middle of the creek. For these reasons, we hope that you will deny their request for a CAMA permit to build this type of dock.
