PROJECT SUMMARY: The applicant proposes to construct a 4 X 450 ft. pier with. a 16' X
10 ' stationary dock and 16' X 10' floating dock.

9. PROTECT DESCRIPTION
The project site is located at Lot 9 on Twisted Oak Lane within the Waterway Oaks Subdivision along
the AIWW near Sunset Beach in Brunswick County, NC. The lot is approximately 0.42 acres with an
elevation of approximately 15 ft above Mean High Water. There are no structures on the lot which is
sparsely covered with shrubs and grasses. Coastal wetlands on the lot consist of a very narrow fringe
(3 ft) of Spaztina patens along the waterward boundary of the lot with Svartina alterniflora extending
from mean high water approximately 450 ft. to open water.
The Town of Sunset Beach Land Use Plan classifies the area as Developed. The adjacent waters of the
AIWW are classified as SA waters by the Division of Environmental Management. The adjacent waters
between the AIWW and the lot are. classified. as Primary Nursery Area by the Division of Marine
Fisheries but are closed to the taking of shellfish.
The applicant proposes to construct a 4 X 450 ft. pier to open water. The pier would begin at the edge
of the marsh and extend approximately 450 ft. waterward, elevated over the Svartina alterniflora marsh
to reach and approximate two feet Mean Low Water contour. The applicant is also requesting a 8 X
16 ft. stationary dock and a 16 X 10 ft. floating dock at the end of the pier. The entire pier, stationary
dock and floating dock should not exceed 466 ft. in length.
All structures and pilings are proposed to be at least 80A. from the near bottom edge of the federally
maintained channel but only 2 ft. from the riparian corridor line on both sides of the lot. However, the
applicant has presented a survey for the riparian corridor within which all construction is proposed and
obtained waivers from both adjacent riparian neighbors.
10. ANTICIPATED EWPACTS
The proposed structure would incorporate approximately 360 square feet of Estuarine and Public Trust
Waters. The pier would shade approximately 1800 square feet of coastal wetlands, but if elevated
sufficiently, should not result in any long -term adverse impacts.
The project as proposed meets the 1/3 rule, is 80 ft. from the near water edge of the federally
maintained channel, totals less than 500 square feet dock space, and has received waivers from both
riparian)neighbors for placement closer than 15 ft. to the adjacent riparian corridor lines.
