Comments: Applicant is proposing impacts to two existing ponds (areas
B & C on the map) which are separated by a small, but significant
wetland. No stormwater controls are planned by the applicant on this
part (side) of the development. The existing ponds (and associated
wetland area) are performing a useful function with regards to
pollutant removal and water storage. Since the applicant proposes to
remove the existing ponds, it is recommended that wet detention be
provided on this part of the development.
Construction of the two (2) lakes near area A and channels B & C
should offset wetland/existing pond losses in this area. Applicant has
indicated in the application that if wet detention is required, the
two lakes will not be built. This may be a bluff on the applicant's
part, and therefore, we recommend that wet detention be required in
the location noted above.
Recommendation: Issue with conditions as noted.
