Wetland and channel impacts total 0.4024 acres. As designed impacts to iYrtertnittent channels (field confirmed) total 480 linear feet with losses totaling 200 linear feet. The project, which is managed by Childress Klein Properties, is located near Charlotte, NC (Mecklenburg County) north and south of West Tyvola Road (see vicinity map). Surveyed jurisdictional wetland areas were reviewed by Mr. Steve Chapin of the Asheville office of the USACOE. Channels are intermittent and no significant loss of functions will result. The channels have passed the Minimum Impact Test. Impacts to wetlands within 50 feet of a surface waters do not exceed 0.33 acres and the site requires less than 0.66 acres of impacts. This was calculated by subtracting impact area "A" from the total area because the Corps jurisdiction over an intermittent channel terminated approximately 140 feet from "A ". According to the attached sheet (October 1, 1996) no stormwater control is required. Impacts to intermittent channels exceed 150 linear feet. Typically no wetland mitigation is required for projects that impact intermittent channels. It is not clear in the State wetland regulations whether a stormwater pond is required for impact that exceed 150 linear feet of impacts ('j#-'s — to intermittent channels. Impacts for this project result from two proposed ponds on the site; these fit; rr ponds will be removed from the site plan if their impacts are cause for building stormwater facilities. The construction of two ponds will result in impacts totaling 0.0474 acres; a total of 280 If of intermittent channel type impacts will result from flooding (see site plan). Total pond surface area is likely to be at least 1.5 acres. In order to minimize impact, the orientation of the road crossing will be perpendicular to the channel. Bank stabilization will account for the balance of impacts. Please call if you have questions or require further information.
