The site is vacant with an existing subdivision located to the east of the property. The site is part of the Stonewater PUD and the site was cleared with erosion controls measures placed in 2007. The site has two streams, on draining down the center, and one along the west property line, dividing the property into two drainage areas. The site is located in the Cape Fear, Jordan Lake, and Upper New Hope river basin. Stream buffers exist on the property. The Wake County soil report labels the soils for this property to be Hydraulic Soil Group (HSG) Type D soils. Proposed Conditions The proposed development will consist of a new residential subdivision with supporting infrastructure. To comply with the nutrient export requirements BMPs will be provided. This report will outline the storm water management in order to meet the Town of Cary stormwater management requirements and the State of North Carolina BMP design requirements. The Stormwater Management system will provide water quality and water quantity components. Water Quality Wetponds and constructed wetlands will be utilized for nitrogen and phosphorus reduction. The combined bmps will reduce the Nitrogen to 3.06 Ib /ac /yr and phosphorus to 0.43 lb/ac/yr. A buy down from the 3.06 to the 2.2 is proposed. Water Quantity The site will utilize the wetponds /wetlands to detain the runoff to the predevelopment flows for the 2 -year, 5 -year, 10 -year, rational storm events and for the 1 -year SCS 24- hour storm event. Hydroflow Hydrographs was used to provide routing for each bmp to determine the post development flows. The existing BMP was not used in the predevelopment and post development calculations. Page 1 M= Erosion Control Erosion Control measure will consist of wetponds utilized as sediment basins during construction along with additional sediment basins. Initial measures will try to utilize the existing erosion control while converting over to the final measures during construction. Soils are assigned to one of four groups according to the rate of water infiltration when the soils are not protected by vegetation, are thoroughly wet, and receive precipitation from long- duration storms. The soils in the United States are assigned to four groups (A, B, C, and D) and three dual classes (A /D, B /D, and C /D). The groups are defined as follows: Group A. Soils having a high infiltration rate (low runoff potential) when thoroughly wet. These consist mainly of deep, well drained to excessively drained sands or gravelly sands. These soils have a high rate of water transmission. Group B. Soils having a moderate infiltration rate when thoroughly wet. These consist chiefly of moderately deep or deep, moderately well drained orwell drained soils that have moderately fine texture to moderately coarse texture. These soils have a moderate rate of water transmission. Group C. Soils having a slow infiltration rate when thoroughly wet. These consist chiefly of soils having a layer that impedes the downward movement of water or soils of moderately fine texture or fine texture. These soils have a slow rate of water transmission. Group D. Soils having a very slow infiltration rate (high runoff potential) when thoroughly wet. These consist chiefly of clays that have a high shrink -swell potential, soils that have a high water table, soils that have a claypan or clay layer at or near the surface, and soils that are shallow over nearly impervious material. These soils have a very slow rate of water transmission. If a soil is assigned to a dual hydrologic group (A /D, B /D, or C /D), the first letter is for drained areas and the second is for undrained areas.
