PROJECT SUMMARY: The applicant proposes to construct a 6 X 485 ft. pier with a 12 X 16 ft T -head, 8 X 16 ft floating dock and 12 X 12 ft boat lift at the waterward end. Page 2 Locke Newlin The project site is located within Ocean Harbour Estates at 9271 Peakwood Drive, SW along the AIWW in Calabash of Brunswick County, NC. The lot is approximately 0.90 acres with an elevation of approximately 19 ft above Mean High Water. There is a single family residence under construction on the lot which is sparsely covered with trees but has been cleared of most underbrush. Coastal wetlands on the lot consist of a narrow fringe (5 -10 ft) of Bulrush (Scirpus spp.) along the waterward boundary of the lot which transitions to Spartina alterniflQm marsh before reaching open water. The Town of Calabash Land Use Plan classifies the area as Urban Transitional. The adjacent waters of the AIWW are classified as SA waters by the Division of Environmental Management. The adjacent waters between the AIWW and the lot are classified as Primary Nursery Area by the division of Marine Fisheries but are closed to the taking of shellfish. The applicant proposes to construct a 6 X 485 ft. pier to open water. The pier would begin at the top of the slope and extend approximately 10 -20 ft. waterward across coastal wetlands to Mean High Water, then an additional 295 ft. across a Spartina altexri flora marsh to open water, and finally an additional 180 ft. across open water to reach an approximate 4.5 ft. Mean Low Water contour. The applicant is also requesting a 12 X 12 ft. boat lift, a 16 X 12 ft. stationary dock and a 8 X 16 ft. floating dock at the end of the pier. The entire pier, boat lift and docks including pilings should not exceed 597 ft. in length. All structures and pilings are proposed to be at least 80 ft. from the near bottom edge of the federally maintained channel and at least 15 ft. inside of each riparian corridor line on either side of the lot. The pier walkway would shade approximately 1,770 square feet of coastal wetlands, but, if it is elevated sufficiently, no long -term adverse impacts are anticipated from the project. The project as proposed meets the 1/3 rule, is 80 ft. from the near water edge of the federally maintained channel, totals less than 500 square feet dock space, totals less than 500 square feet boat lift space and is at least 15 ft. inside of each adjacent riparian corridor line.
