Sorry, this took so long. Responses such as these are reviewed by multiple employees, departments and their legal staff. What one would think should be a fairly simple and quick response can drag on sometimes as was the case here. QUESTION: I understand the road project has been identified on the City's 2030 Comprehensive Plan. Would the City construct the road without the adjacent development, Wake Forest Road Mixed Use Re-Development? RESPONSE: "YES. The extension of Wake Towne Drive to Industrial Drive is on the 2030 Comprehensive Plan and as such it is an identified need and the desire of the City to have this road constructed as soon as possible. This will be a public City street with a dedicated right-of-way subdivided from the existing private properties. It would provide additional route options for not only the proposed re-development project to the south (Wake Forest Road Mixed Use Re-Development), but also the existing Holly Park Shopping Center (Trader Joe's, etc.) to the north and the residents of the new Jones Grant apartments and other hotel and businesses along Wake Towne Drive. It will help alleviate traffic congestion along Wake Forest Road and its existing major intersections (e.g., such as Six Forks Road), by providing a new alternative route option to Six Forks Road via lndustrial Drive." QUESTION: Would the City allow the adjacent parcel to be re-developed without the road construction? RESPONSE: "YES. There are instances in which the Alcatel property could be redeveloped without the property owner having to dedicate and construct the Wake Towne Drive extension. For example, there are circumstances when the City could require the developer to provide a fee-in-lieu of constructing the roadway improvements, in which case the City would undertake construction of the roadway improvements at a later date."
