Re: LRC-Patriot Brownfields Project
Dear Bill:
As we discussed, we would like to separate the current Brownfields Project # 17047-13-060 into
three separate projects. The original application, submitted on October 8, 2013, covered
approximately 130 acres. At that time, the known environmental conditions only existed on the
developed portion of the property (about 75 acres). When the Prospective Developer initiated
its plans for the undeveloped portion, it discovered the conditions identified in the September
28, 2017 Report that I provided to you. Given that these conditions are significantly different
from the previously known conditions coupled with the timing of the proposed development, we
believe that it would simplify and expedite the process to separate into 3 separate projects.
You requested a description of the proposed projects:
Project 1 - undeveloped property--Redevelopment Now Program
Continental Blvd - PID 20308305 (25.9 acres)
Continental Blvd - PID 20308306 (7.6 acres)
Project 1 is also depicted in the attached survey from Burton Engineering Associates and Figure
2 from the Brownfields Assessment summary data I provided to you in my September 28, 2017
email.
Project 2 - developed property
Continental Blvd - PID 20308304 (7.1 acres)
1900 Continental Blvd - PID 20308301 (68.8 acres)

Project 3 - other side of I- 485
Continental Blvd - PID 20302139 (15.5 acres)-per your request, we will be submitting the
environmental impacts warranting a BFA for this portion.
Please let me know if you need any additional information describing the coverage for Project 1.
The Redevelopment Now fee of $30,000 will be provided under separate cover.
