Dear Mr. Golden:
Mid-Atlantic Associates, Inc. is pleased to present this Soil Gas Sampling Letter Report for the
above-referenced site. The sampling was conducted in general accordance with Mid-Atlantic Proposal P15R-7270R dated September 17, 2015.
The subject site is the former Elkins Chrysler Mitsubishi site located at 905 Jackie Robinson Drive in Durham, North Carolina. Mid-Atlantic recently conducted limited environmental assessment
activities (Mid-Atlantic’s Limited Phase II Environmental Site Assessment Report, dated August 17, 2015) at the site. Based on data from this assessment, it appeared that a release(s) from the on-site oil/water separator had adversely-impacted groundwater at that area of the site. Four
petroleum-related compounds and one chlorinated compound (vinyl chloride) were detected in the groundwater sample collected from TMW-1 at concentrations exceeding their respective North Carolina Department of Environmental Quality (NCDEQ), Division of Waste Management (DWM),
Residential Vapor Intrusion Groundwater Screening Level. After review of this report and to support the drafting of a Brownfields Agreement, Mr. Joe Ghiold of the NCDEQ’s Brownfields
Program requested that one soil-gas sample be collected west of TMW-1. At your request, Mid-
Atlantic collected one soil-gas sample at subject site in general accordance with the DWM’s, Vapor Intrusion Guidance (April 2014). This report documents the results of these activities.
The location of the soil-gas sample collected from the site is included on the attached Site and
Soil-Gas Sample Location Map. For collection of the soil-gas sample, asphalt cover was removed and cleared from the boring location and a boring was advanced to a depth of five feet below land
surface (BLS) using a clean hand auger bucket and rods. One-quarter inch outer diameter Nylon
tubing was inserted into the boring within four inches of the bottom of the boring. A filter tip was placed on the tip of the tubing and a sand pack was installed around the filter tip and tubing from
approximately five to four feet BLS. A six-inch thick hydrated bentonite seal was installed above
the sand pack. The assembly was leak tested prior to sampling. A laboratory supplied summa canister was attached to the tubing to collect a soil gas sample. Air within the nylon tubing and

sand pack was purged prior to sample collection. The sample was submitted to the laboratory for
analysis using EPA Method TO-15 for ethylbenzene, naphthalene, 1,2,3-trimethylbenzene, vinyl chloride, and xylenes.
The laboratory analytical report is attached to this letter report and is summarized in Table 1. As shown in Table 1, ethylbenzene, naphthalene, and xylenes were detected in the soil-gas sample
collected from the site at concentrations below the Residential Vapor Intrusion Screening Level for Exterior Soil Gas. Additionally, 1,2,3-trimethylbenzene and vinyl chloride were not detected above the laboratory method detection limits which were below the Residential Vapor Intrusion
Screening Level for Exterior Soil Gas
The data collected during this assessment suggests that there is no vapor intrusion concern
