Redevelopment of the Site includes construction of a multi-family apartment building, a parking deck, and paved vehicle access roads. A Site location map is included as Figure 1, and a Site map is provided as Figure 2. In September 2023, pre-occupancy VIMS efficacy sampling was completed for the lounge area (Area A2) and included collection of one sub-slab soil gas sample and one duplicate sub-slab soil gas sample. Sub-slab soil gas sampling was completed in general accordance with the North Carolina Department of Environmental Quality (DEQ) approved Vapor Intrusion Mitigation Plan (VIMP) dated September 3, 2021. A tabular summary of sub-slab soil gas analytical results and hypothetical worst-case risk calculations is included as Table 1. A copy of the as-built VIMS design sheet depicting the sample location (Area A2) is provided as Appendix A, a copy of the laboratory analytical report is provided as Appendix B, and copies of the DEQ risk calculators are provided as Appendix C. A brief summary of the sampling results is provided below.  Results of the sub-slab soil gas sample and duplicate sample collected in Area A2 identified several compounds at concentrations above the laboratory method detection limits, but no compounds were detected at concentrations above the DEQ Vapor Intrusion Sub-Slab and Exterior Soil Gas Screening Levels (SGSLs). The above referenced project has been analyzed per your instructions. The analyses were performed in accordance with the applicable analytical method. The analytical data has been validated using standard quality control measures performed as required by the analytical method. Quality Assurance, method validations, instrumentation maintenance and calibration for all parameters were performed in accordance with guidelines established by the USEPA (including 40 CFR 136 Method Update Rule May 2021) unless otherwise indicated. Certain parameters (chlorine, pH, dissolved oxygen, sulfite...) are required to be analyzed within 15 minutes of sampling. Usually, but not always, any field parameter analyzed at the laboratory is outside of this holding time. Refer to sample analysis time for confirmation of holding time compliance. The results are shown on the attached Report of Analysis(s). Results for solid matrices are reported on an as- received basis unless otherwise indicated. This report shall not be reproduced except in full and relates only to the samples included in this report.
