GRI Project No. 5351 i EXECUTIVE SUMMARY Kingsway #20 is located at 2201 Kendrick Road in Gastonia, Gaston County, North Carolina. The site is currently owned and operated by Kingsway Enterprises, Inc. as a petroleum retail facility. A site check was conducted in March 2020 following the receipt of non-passing hydrostatic testing results for three UST spill buckets that confirmed the presence of a release. There are three 10,000-gallon gasoline USTs currently in use at the site with two associated gasoline dispenser islands. The surrounding properties are primarily residential. According to the information determined during receptor survey activities, two non- potable water supply wells were identified within a 1,500-foot radius of the site. Public water is available to the site and surrounding properties within a 1,500-foot radius of the site. A CAP has not yet been developed for the site. One AFVR event and one MMPE event have been conducted at the site beginning in December 2020. Additionally, a free product skimmer was installed at the site in March 2022 but was permanently removed during the December 2022 sampling event. On December 22, 2022, ten monitoring wells and one telescoping well were gauged, purged, and/or sampled. Free product was not observed during the December 2022 event. Monitoring wells MW-1, MW- 7, and MW-10 were dry and limited water volume was reported in monitoring wells MW-2, MW-4, and MW-6; therefore, these wells could not be sampled. The MACs were below the concentrations of benzene reported in the ground water samples collected from MW-3 and MW-8. All reported contaminant concentrations were below the GCLs. Based on this information and the historical presence of free product in dry well MW-1, the risk classification for the site should remain intermediate risk. Please note that the October 2021 MMPE event removed approximately 113.09 gallons of free product. Limited liquids were recovered during the event; however, due to the amount of vapor phase free product removed, the MMPE event was highly successful at removing petroleum compounds from the site. MMPE events should continue to be conducted at the site until free product is no longer present and contaminant concentrations are below the GCLs. Additionally, deeper Type II monitoring wells should be installed in the vicinity of MW-1, MW-2, and MW- 4. Please note that 4-inch Type II recovery wells should be considered for these deeper wells. Semi- annual ground water monitoring should continue at the site. GRI Project No. 5351 1 1.0 SITE HISTORY AND CHARACTERIZATION GRI presents the results of the December 2022 ground water sampling event at the Kingsway #20 site; located at 2201 Kendrick Road in Gastonia, Gaston County, North Carolina (Figure 1). These activities were conducted in accordance with GRI Proposal No. 22-838, which was submitted to the NCDEQ on November 23, 2022, and was approved as Task Authorization No. 47019-7 on December 6, 2022. State correspondence has been included as Appendix A. The site is currently owned and operated by Kingsway Enterprises, Inc. as a petroleum retail facility. A site check was conducted in March 2020 following the receipt of non-passing hydrostatic testing results for three UST spill buckets that confirmed the presence of a release. Three 10,000-gallon USTs are currently in use at the site with two associated gasoline dispenser islands. UST owner/operator information and UST system information are included as Tables 1 and 2, respectively. The Registered Tank Report is shown below: The surrounding properties are primarily residential. A copy of the Land Use table has been included as Appendix B. The site contains one building (the store) and is primarily capped with asphalt. The overall topography at the site is relatively flat with a slight incline downward to the east. Ten Type II monitoring wells (MW-1 through MW-10) and one Type III telescope well (TW-1) were installed at the site during previous ground water assessment activities. A Site Map showing the locations of the monitoring wells and the structures on-site has been included as Figure 2. On June 10, 2020, GRI personnel conducted a receptor survey at the site. Two non-potable water supply wells were identified within 1,500 feet of the site. To date, the water supply wells have not been sampled. Municipal water is available to the site and surrounding properties. A pond and a creek were identified 1,250 feet south of the site. Receptor information is provided in Table 3. Adjacent property owner information is presented in Table 4. A Site Vicinity Map showing the adjacent properties and a Zoning Map showing the zoning information have been included as Figures 3a and 3b, respectively. ___________________________________________________________________________________________ Prepared by: Geological Resources, Inc. GRI Project No. 5351 2 No other incidents have been reported at the site or in the vicinity of the site. A copy of the NCDEQ Incident Report has been included as Appendix C. A map of the area from the NCDEQ website showing no additional incidents in the vicinity of the site is presented below: A CAP has not yet been developed for the site. To date, one AFVR event and one MMPE event have been conducted at the site along with hand bailing and free product skimming. A total of approximately 571 gallons of contaminated ground water and free product have been removed from the site. Please note that no projected milestones have been established for the site. Based on this information, the site was classified as intermediate risk. Corrective action should be performed at the site until free product is no longer present and contaminant concentrations are below the GCLs. 2.0 PRESENTATION OF CURRENT SITE ASSESSMENT INFORMATION/ COMPARISON TO HISTORICAL ASSESSMENT INFORMATION Soil assessment was not conducted during the current scope of work. Historical soil quality information and soil excavation information has been included as Appendix D. On December 22, 2022, ten Type II monitoring wells (MW-1 through MW-10) and one telescoping well (TW-1) were gauged, purged, and/or sampled in accordance with the NCDEQ guidelines. Free product was not observed during the sampling event. Due to a lack of free product recovery, the free product skimmer installed in MW-1 was permanently removed during the December 2022 sampling event. Monitoring wells MW-1, MW-7, and MW-10 were dry and limited volume was reported in monitoring wells MW-2, MW-4, and MW-6; therefore, these wells could not be sampled. Depths to ground water in the Type II monitoring wells during the June 2022 sampling event ranged from 21.12 feet to 29.48 feet. Ground water elevations in the Type II monitoring wells ranged from 71.06 feet to 77.73 feet. The vertical gradient could not be calculated due to MW-1 being dry. Well construction and gauging information is presented in Table 5. The MACs were below the reported concentrations of benzene reported in the ground water samples collected from MW-3 and MW-8. All of the reported contaminant concentrations were below the GCLs. A summary of the analytical results for ground water samples collected on December 22, 2022 is presented in Table 6. A Ground Water Quality Map based on the December 2022 data is included as Figure 5. A complete report of laboratory analyses of the ground water samples collected from the monitoring wells during the December 2022 sampling event has been included as Appendix E. GRI Project No. 5351 4 and/or water levels increase in monitoring wells MW-1, MW-2, MW-4, MW-6, MW-7, and MW-10, contaminant mass calculations will be completed. The site is located in the Kings Mountain Belt of North Carolina. The water table has a seasonal high depth to water of approximately eighteen to twenty-six feet BGS. A CAP has not yet been developed for the site. Please note that milestones will be established in the CAP. 3.0 FREE PRODUCT REMOVAL Free product has historically been present in monitoring wells MW-1 and MW-4. Hand bailing of free product from monitoring well MW-4 was conducted in October 2020. An AFVR event was conducted on monitoring wells MW-1 and MW-2 in December 2020. An MMPE was conducted on monitoring wells MW-1, MW-2 and MW-4 in October 2021. A total of 672.35 gallons of fluid have been removed during free product recovery activities. Of the 672.35 gallons, approximately 114.35 gallons of free product have been removed from the site. Please note that the majority of this free product was removed during the October 2021 MMPE event which resulted in the removal of 101.09 gallons of vaporized free product. A free product skimmer was installed in MW-1 on March 21, 2022. No free product was recovered using the free product skimmer; therefore, it was permanently removed during the December 2022 sampling event. Free product recovery should continue at the site until free product is no longer present. 4.0 NATURAL ATTENUATION / NATURAL SOURCE ZONE DEPLETION STATUS Free product recovery is currently being conducted at the site. Due to the site being in the active remediation phase, no natural attenuation monitoring plan is currently in place at the site. 5.0 CONCLUSIONS  A free product skimmer was permanently removed from the site on December 22, 2022.  On December 22, 2022, ten Type II monitoring wells and one telescoping well were gauged, purged, and/or sampled in accordance with the NCDEQ guidelines. Monitoring wells MW-1, MW- 7, and MW-10 were dry and limited volume was reported in monitoring wells MW-2, MW-4, and MW-6; therefore, these wells were not sampled.  Ground water flow was generally towards the east with a horizontal gradient of approximately 0.03 feet per foot between monitoring wells MW-5 and MW-6. The vertical gradient could not be calculated.  The MACs were below the reported concentrations of benzene reported in the ground water samples collected from MW-3 and MW-8. All reported contaminant concentrations were below the GCLs.  Based on this information and the historical presence of free product in dry well MW-1, the risk classification for the site should remain intermediate risk. Due to the limited water volume and the inability to collect ground water samples from a number of the existing monitoring wells, it is recommended to install monitoring wells with depths greater than the existing monitoring wells at the site. Free product recovery events should continue to be conducted at the site until free product is no longer present and contaminant concentrations are below the GCLs. The next sampling event is tentatively scheduled for June 2023. 6.0 LIMITATIONS This report has been prepared for the exclusive use of Kingsway Enterprises, Inc. for specific application to the referenced site in Gaston County, North Carolina. The assessment was conducted based on the scope of work and level of effort desired by the NCDEQ and with resources adequate only for that scope of work. Our findings have been developed in accordance with generally accepted standards of environmental practices in the State of North Carolina, available information, and our professional judgment. No other warranty is expressed or implied. The data that are presented in this report are indicative of conditions that existed at the precise locations sampled and at the time the samples were collected. In addition, the data obtained from samples would be interpreted as being meaningful with respect to parameters indicated in the laboratory report.
