The site is identified by the Mecklenburg County, NC Tax Assessor’s Office as Parcel ID Number (PIN) 08314217 and consists of 1.533 acres of developed commercial land associated with a retail gasoline filling station and convenience store. Adjoining properties include retail buildings to the east, beyond Brook Road; residential land to the north and south, beyond Woodside Avenue and The Plaza Road, respectively; and vacant commercial land to the west. The surrounding area is occupied by a mix of residential and commercial land uses. 1.1 FREE PRODUCT HISTORY Free product was intermittently observed within groundwater monitoring well MW-9 from 2008 to 2013 at a maximum apparent thickness of 1.41 feet. 1.2 SITE REMEDIATION HISTORY A review of previous reports of the assessment and remedial activities that have occurred at the site indicates that the Former ExxonMobil (Exxon) Facility #40544 reportedly began operation as a service station in August 2000. There are two (2) 15,000-gallon fiberglass, gasoline, underground storage tanks (USTs) located in the southwestern portion of the site. Site characterization activities were initiated in April 2007, which confirmed subsurface petroleum impacts to soil and groundwater. Five (5) aggressive fluid vapor recovery (AFVR) events were conducted utilizing groundwater monitoring well MW-9 as an extraction well from August 2009 to March 2011. Dissolved-phase chemicals of concern (COCs) remain present in groundwater at concentrations above applicable NC Administrative Code (NCAC) Title 15A, Subchapter 2L .0202 Groundwater Standards (NC 2L Standards), and benzene remains apparent above the NC Gross Contamination Limits Standard (NC GCL Standard). Kleinfelder took over groundwater monitoring responsibilities from the previous consultant, Arcadis G&M of North Carolina, Inc. Groundwater samples were collected on-site from a total of three (3) monitoring wells. A total of six (6) monitoring wells were gauged. One monitoring well, MW-8, could not be located at the time of site sampling. One injection well, INJ-1, was dry at the time of the sampling event. 20224361.003A/RAL22R147774 Page 3 of 8 November 30, 2022 © 2022 Kleinfelder www.kleinfelder.com KLEINFELDER 3200 Gateway Centre Blvd., Suite 100, Morrisville, NC 27560 p | 919.755.5011 f | 919.755.1414 3 METHODS 3.1 MONITORING WELL SAMPLING A groundwater monitoring event was conducted on November 9, 2022, which included sampling three (3) on-site monitoring wells. A total of six (6) monitoring wells were gauged. One monitoring well, MW-8, could not be located at the time of site sampling. One injection well, INJ- 1, was dry at the time of the sampling event. Upon arrival at the site, each of the groundwater monitoring wells to be sampled was opened and allowed to equilibrate to atmospheric conditions. Static water levels were obtained from the monitoring wells using a decontaminated water level meter. The locations of the monitoring wells are shown on Figure 2. The monitoring wells were purged of approximately three (3) well volumes of groundwater or until dry. Groundwater samples were collected using either a peristaltic pump with disposable polyethylene tubing or a submersible Grundfos pump with disposable polyethylene tubing. Field measurements of pH, specific conductivity, dissolved oxygen, oxidation reduction potential and temperature were measured, except where access limitations prevented some of the measurements. A summary of field attenuation data from the November 2022 sampling event is provided in Table 3. The samples were placed into laboratory-provided sampling vials, labeled, and maintained on ice and shipped via FedEx™ to Eurofins Lancaster Laboratories Env., LLC in Lancaster, Pennsylvania. The samples were analyzed for volatile organic compounds (VOCs) by EPA Method 6200B. A Chain-of-Custody document was utilized throughout the collection and transportation process and is included with the laboratory report in Appendix A. 20224361.003A/RAL22R147774 Page 4 of 8 November 30, 2022 © 2022 Kleinfelder www.kleinfelder.com KLEINFELDER 3200 Gateway Centre Blvd., Suite 100, Morrisville, NC 27560 p | 919.755.5011 f | 919.755.1414 4 RESULTS 4.1 GROUNDWATER FLOW DIRECTION Potentiometric data collected from monitoring wells on November 9, 2022, were used to generate a contour plot for the shallow zone. Data presented in Table 1 and Table 2 summarizes the current groundwater elevations at each monitoring well. Water levels measured during the November 2022 sampling event were an average of 2.07 feet lower than those measured in November 2021. Based on current and historical groundwater elevation data, the shallow groundwater flow is generally to the north with an average horizontal gradient of 0.009 ft/ft. (Figure 3). 4.2 MONITORING WELL SAMPLING RESULTS Analytical results for the latest groundwater samples, which were collected on November 9, 2022, are summarized in Table 1 and Table 2. Groundwater samples were collected from three (3) on-site monitoring wells MW-4, MW-5, and MW-9. The well locations are depicted on Figure 2 and monitoring well laboratory analytical data are illustrated on Figure 3. The laboratory analytical report is included as Appendix A. Historic cumulative groundwater monitoring data tables from Arcadis are included as Appendix B. Groundwater samples collected from the following three (3) groundwater monitoring wells exhibited detectable concentrations of constituents above their respective NC 2L Standards:  Monitoring well MW-4: Benzene (1,600 µg/L); methyl tert-butyl ether (MTBE; 640 µg/L); naphthalene (70 µg/L).  Monitoring well MW-5: Benzene (11 µg/L); methyl tert-butyl ether (MTBE; 46 µg/L).  Monitoring well MW-9: Benzene (8,700 µg/L); toluene (23,000 µg/L); ethylbenzene (1,900 µg/L); total xylenes (10,000 µg/L); MTBE (1,100 µg/L); naphthalene (310 µg/L); propylbenzene (150 µg/L); 1,2,4-trimethylbenzene (1,400 µg/L). A total of six (6) monitoring wells were gauged. All wells were screened for the presence of standing free product using an interface probe. One monitoring well, MW-8, could not be located at the time of site sampling. One injection well, INJ-1, was dry at the time of the sampling event. Based on current and historical groundwater elevation data, the shallow groundwater flow is generally to the north. One (1) constituent concentration in the shallow groundwater zone exceeded their applicable NC GCL Standard. Benzene was detected at a concentration of 8,700 micrograms per liter (µg/L) in the groundwater sample collected from monitoring well MW-9, above the applicable NC GCL Standard of 5,000 µg/L. No other constituent concentrations in the shallow groundwater zone exceeded their applicable NC GCL Standards. Kleinfelder recommends continued annual groundwater monitoring until COC concentrations in all sampled groundwater monitoring wells are below their respective applicable NC 2L Standards for at least two (2) consecutive groundwater monitoring events.
