Two of these risers join together before exiting the roof of the building. Visible portions of the VIMS include a VIMS riser within the second-floor office, sub-slab monitoring points, a currently unused suction point (R-4) that has been capped off, and two roof mounted PVC risers with siphon type vents. Summary: N/A Summary: Former trolley barn on the property has been converted into a two-story brewery. The brewery had not opened at the time of the Site Inspection; however, a soft opening and full-time operation was planned for later in the week. Pre-occupancy sampling indicated that although PCE was detected within indoor air, it is below Non-Residential Indoor Air Screening Levels. PHOTOGRAPHS Photo 1: Former trolley barn building which has been converted into a brewery. Photo taken facing north. The purpose of the Site Inspection was to inspect the VIMS, including the state of completion of the currently un-used suction point R-4 prior to building occupancy. The portions of the VIMS that were visible matched as-built drawings provided by WOOD in their June 25, 2021, Request for Occupancy – Trolley Barn Building except for the two roof top risers which were not properly labeled. Labeling of these two risers was performed during the inspection. One other item of concern was the condition of the concrete around Monitoring Point 2 where cracking and gaps around the vault were present (Photo 5). At the conclusion of the inspection, Mr. Hanley and Mr. Horsley brought up their concerns with additional sub-slab and IA sampling requested by DEQ, and I let them know I would communicate their concerns to the PM. It was determined based on vacuum influence measurements that this riser was not necessary. Photo 5: Monitoring point MP-2 where a crack in the concrete and a gap around the brass vault was observed. The VIMS spray barrier is sealed to PVC monitoring point; therefore, the vault and concrete crack are located above the VIMS barrier.
