VIMS barrier should have been installed against “Terrace Level” split-wall that has since been backfilled, however, this barrier was not installed and was the reason for the site meeting. Summary: As stated above, VIMS barrier not installed on exterior “split-wall” of terrace level (apartment building #3) where backfilling behind wall has been completed. VIMS barrier is included in the VIMS design previously approved by the NC Brownfields program. PHOTOGRAPHS Photo 1: Upper level of apartment building (prior to pouring concrete slab) where soil was backfilled against concrete wall of "lower level" apartments. VIMS barrier was not installed over waterproofing applied to concrete wall as shown in approved VIMS Plan. Onsite to discuss VIMS vapor barrier in VIMS Plan that was left off basement wall (photographs 1-3) prior to backfilling for upper level Entrance Level portion of apartments. During site visit, received additional documents on waterproofing (MiraDri 860/861) from contractor. H&H is proposing to install a trench along the length of upper wall in contact with drain board and any void space along exterior wall (Photo 2). Trench would be backfilled with gravel, which would allow communication between exterior wall drain board/void space and the upper level VIMS gravel field. According to H&H, this would eliminate the potential of VI through the basement wall. This proposal will be discussed by NC Brownfields prior to final approval. H&H has proposed tying in upper level VIMS to vertical drain board using perimeter gravel trench to allow potential vapors to be removed by upper system. Waterproofing, VIMS barrier, and drain board has not been installed yet. Photo 4: Basement wall being constructed (Building #1) prior to receiving moisture barrier, VIMS liner, and drain board. Side of wall visible in photo will have waterproofing installed before being backfilled with soil prior to starting upper level “entrance level” apartment units.
