During Site Inspection, observed that additional floor sealing had been performed throughout original building regardless of the presence of a VIMS. Summary: N/A Summary: Structure consists of former commercial building which has been redeveloped and has been blended with new construction. The majority of the building is occupied by Wray Ward, an advertising agency. The southern (former garage) portion of the building appeared to be in the process of being outfitted by another tenant. Discussed with office manager that building landlord should seal any cracks or floor penetrations present with low VOC, self-leveling, polyurethane concrete caulk; however, the DEQ Brownfields program would be following up with the building owner with any recommendations based on the Site Inspection. PHOTOGRAPHS Photo 1: Front of new building addition viewed facing southwest across Thrift Rd. Inspected site due to the vicinity of other inspections performed in the area, and the presence of passive VIMS at the property. During the Site Inspection, noted visible VIMS turbines on the roof at several locations (over both new construction and northern portion of “original” building). The wind was not blowing during the Site Inspection, so the turbines were not observed turning during the inspection. The only item identified during the Site Inspection was a couple of floor slab locations where there was minor floor cracking observed, or what looked like potential floor penetrations that could extend completely through the floor slab (Photo 7). These were observed in floor slab within the “original” portion of the building; therefore, there is no VIMS barrier installed below the slab like there is within the new construction portions of the building. Photo 7: During the Site Inspection, only a few floor cracks and floor penetrations such as the one in photo were observed. These areas and any others identified should be sealed with low VOC, self-leveling, polyurethane caulk.
