(Mid -Atlantic) is pleased to present this letter report to Greystar GP II, LLC (Greystar) documenting the Groundwater Assessment that was completed at the Liggett and Fernway parcels (subject site), 301 & 321 Liggett Street and 606 Fernway Avenue (southern portion), Durham, North Carolina site (Drawing 1) on October 1, 2018. This work was completed as a follow up to the Phase 1 Environmental Site Assessment (PESA) that Mid -Atlantic completed on September 7, 2018 for Greystar. OBJECTIVE The purpose of this work was to identify the presence or absence of volatile organic compound (VOC)-impacted groundwater beneath selected areas of the subject site. The presence of certain VOCs above their established target concentrations could pose the potential for related vapor intrusion issues in planned residential areas. BACKGROUND During Mid -Atlantic's performance of the PESA, we identified the following historical information: An incident associated with an aboveground petroleum release in 1996 and another in 2000 were identified on the subject site; and The tobacco company which formerly operated at the site included a coal storage yard. Additionally tobacco operations typically resulted in the disposition of low levels of polycyclic aromatic hydrocarbons (PAHs) into the surficial soils, which could impact the groundwater beneath them. A Preliminary Geotechnical Engineering Report was completed for Greystar (and provided to Mid - Atlantic for our information) by Stewart on September 11, 2018 which documented the results of six soil test borings which were advanced on the subject site. These borings were advanced in locations that would be underneath the proposed residential areas. The locations of the six soil borings are detailed in Attachment A. Based on the locations of these borings, Mid -Atlantic selected four — EXPERIENCED CUSTOMER FOCUSED INNOVATIVE — Groundwater Assessment Report October 17, 2018 301 & 321 Liggett Street, 606 Fernway Avenue Page 2 Durham, North Carolina temporary groundwater monitoring well locations that were offset from four of the geotechnical soil boring locations. By offsetting, additional visual/olfactory evaluation data for soil could be collected. These locations would also provide representative information on the groundwater beneath the proposed construction. The locations of the temporary groundwater monitoring well locations are noted on Drawing 2. FIELD ACTIVITIES Prior to conducting the drilling activities, Mid -Atlantic contacted the NC One -Call center for marking the public utilities. Additionally, Mid -Atlantic contracted with a private utility locating company, KCI Associates of North Carolina, P.A. (KCI), to mark the site for utilities. Quantex Environmental Drilling (Quantex) was contracted to install the temporary wells under Mid -Atlantic's supervision. After each of the locations had been cleared, Quantex used a Geoprobe rig with hollow stem augers to advance each of the holes for the temporary wells. Each of the holes were advanced until auger refusal was encountered. The soil conditions were monitoring during the drilling process and each of the temporary wells were set at depths where water was most likely to be encountered. The wells were constructed using Schedule 40 PVC and two-inch diameter PVC casing with 0.010 inch mechanically -slotted well screen. The lengths of the screens and the depths of the wells are detailed in Table 1. Three of the wells (TMW-1, TMW-2, and TMW-4) were developed and sampled according to Mid -Atlantic's sampling procedures, which are included as Attachment B. Groundwater in TMW-3 came in very slowly and the sample was instead collected without development. The wells were properly abandoned by Quantex after the samples were collected. The four groundwater samples were submitted to ENCO Laboratories (ENCO) in Cary, North Carolina for testing of volatile organic compounds (VOCs) using EPA Method 8260B. DISCUSSION OF RESULTS As shown in the attached Table 2, the results of the laboratory testing revealed that two of the samples (TMW-1 and TMW-4) had no detections of VOC constituents and two of the samples (TMW-2 and TMW-3) had very low detections of petroleum -related compounds. These detections were below the North Carolina Department of Environmental Quality (NCDEQ) Groundwater Quality Standards (GWQS) as well as below the NCDEQ Residential Vapor Intrusion Screening Levels (VISLs) for groundwater. Additionally, there were no detections of chlorinated solvents. These data do not suggest that additional assessment is warranted. Monitoring Wells Prior to sample collection, each well is purged of three to five standing well volumes or to dryness to remove stagnant water from the well and well bore in an effort to collect samples that are representative of the water quality in the formation surrounding each well. Purging is performed either with a new, polyethylene bailer dedicated to each well, or with a decontaminated pump. Samples are retrieved from the monitoring well using the dedicated bailer. New nylon string is used on each dedicated bailer, and new nitrile sampling gloves are donned prior to purging and sampling of each well. B. Geoprobe "Screen Point Sampler" The screen point sampler is a "grab" sampling device that is driven into the saturated zone and a surrounding metal sheath is retracted, exposing a screen. Groundwater entering the screen is then drawn to land surface through disposable tubing that is placed through the hollow push rods. The sample is collected from the tubing into the appropriate sampling glassware. C. Water -Supply Wells Water samples are typically collected from the available spigot that is nearest to the well. The water is allowed to run at a high flow from the spigot for approximately 10 to 15 minutes to allow the water in the delivery lines to be purged. The sample flow is then reduced and the samples are collected directly into pre -labeled containers as described below. New nitrile sampling gloves are donned prior to sampling of each well. D. Treatment System Influent/Effluent Samples are typically collected from the influent or effluent of pump -and -treat groundwater remediation systems using designated sampling ports in the influent and effluent water transport lines. The water is typically allowed to run for several seconds to clear potential debris in the sampling port. The sample is then collected directly into sampling containers as described below. New nitrile sampling gloves are donned prior to sample collection. Preparation for Laboratory Analysis Groundwater samples are decanted directly into laboratory -prepared, pre -labeled, sampling containers, packed in ice, and shipped to a certified laboratory under chain -of -custody control.
