Summary: The VIMS is an active system consisting of 4 rooftop blowers, each connected
to a field of vertical riser pipes. Each VIMS riser is equipped with a vacuum sampling port
and labeling. The VIMS also consists of a main control panel, low vacuum alarms, and an
auto-dialer.
During the site inspection, the control panel, numerous risers, overhead piping, and floor
sealing were inspected. A Magnahelic gauge on the control panel indicated Blower #4
may not be operational (Photo 4), and DEQ personnel were unable to access the roof-top
to inspect blowers due to a locked roof-top ladder and used pallets blocking access
(Photo 7).

brewery type facilitues. The northern portion of building is in use. While remodling on
the southern portion of building (brewery and restaurant), has almost been completed.

Based on the presence of significant vacuum on each of the VIMS risers, public exposure
does not appear to be a concern; however, the status of blower #4 needs to be
confirmed.

Photo 1: Photo of the east side of the Former Fleming Lab building facing west across Thrift Rd.
Site visit performed to confirm active VIMS is still operational during building renovation
activities. Summit Seltzery (currently operating), is located within the northern portion of
the building, and Midnight Mulligan Brewing, a brewery/restaurant, will be open to the
public in the near future and is located within the southern portion of the property.
As mentioned previously, blower #4 may not be operational. Vacuum was indicated on
two vertical risers checked that are part of the field connected to Blower #4 using a
Dwyer micromanometer; however, this could be residual sub-slab vacuum induced from
the other three blowers pulling air from below the slab.
