The site consists of an undeveloped lot and multi -story office buildings with associated parking areas (Figure 2). In 2008 SEBR 706, LLC, SEBR 708, LLC, SEBR 802, LLC, SEBR 804, LLC, and SEBR 806, LLC, purchased five properties: 706 Green Valley Road (IBM Building); 708 Green Valley Road (undeveloped lot); 802 Green Valley Road (Prudential Building); 804 Green Valley Road (ITG Building); 806 Green Valley Road (Piedmont Natural Gas Building). A Brownfields Property Application dated November 6, 2008 was submitted on behalf of the prospective developer seeking a brownfields agreement. In September 2011 groundwater samples were collected from the nine monitoring wells on -site (MW-1, MW-2, MW-7, MW-9, MW-15, MW-16, MW-17, MW-23 and MW-24) and three geoprobe soil borings (GP-1, GP-2 and GP-3). Twelve vapor samples (VS-1 through VS-12) were also collected below the floor slabs in the four office buildings. Field parameters measured from groundwater samples collected from the site indicated conditions were generally suitable for biodegradation, and concentration of carbon tetrachloride and tetrachloroethene had decreased. Within the sub -slab vapor samples concentrations of the contaminants of concern (carbon tetrachloride, tetrachloroethene, and chloroform) were detected at two orders of magnitude below the IHSB Industrial/Commercial Acceptable Soil Gas Concentrations. Compounds detected in the vapor samples are not considered to be significant to this investigation or a concern to occupants of the buildings. A Brownfields Agreement (BFA) was executed April 16, 2015. The BFA required abandonment of existing monitoring wells on -site with the exception of MW-9, MW-15, and MW-17. Monitoring well MW-15 will be used by the North Carolina Department of Environmental Quality (NCDEQ) Dry Cleaning Solvent Cleanup Act Program to continue to investigate/monitor the off -site source and down gradient plume. In accordance with the BFA Vapor Intrusion Monitoring Plan, monitoring wells MW-9 and MW-17 will be sampled every two years. In May 2015 EnviroTrac collected groundwater samples from MW-9 and MW-17, and monitoring wells MW-1, MW-2, MW-7, MW-14, MW-16, MW-23 and MW-24 were abandoned. In May 2019 and May 2021 EnviroTrac collected groundwater samples from MW-9 and MW-17. 11.990008.00 Page 1 of 3 July 12, 2021 © 2021 EnviroTrac Ervironmenwl Services This report summarizes the details of the May 2021 groundwater sampling activities. 2.0 GROUNDWATER SAMPLING Groundwater samples were collected from two monitoring wells (MW-9 and MW-17) on May 25, 2021. The samples were analyzed for volatile organic compounds (VOCs) by EPA Method 8260. A summary of monitoring well construction details and groundwater elevations are summarized in Table 1. Groundwater samples were collected from the monitoring wells using disposable polyethylene bailers. The wells were purged of three well volumes of water. The samples were maintained on ice until delivered to Pace Analytical Laboratories in Huntersville, North Carolina. A chain -of - custody document was maintained throughout the collection and transportation process and is included in Appendix A with the laboratory report. 3.0 GROUNDWATER ANALYTICAL RESULTS In order to assess whether soil vapor samples should be collected in accordance with the Vapor Intrusion Monitoring Plan, groundwater samples were collected for laboratory analysis of VOCs from monitoring wells MW-9 and MW-17. During the May 25, 2021 sampling event concentrations of tetrachloroethene and trichloroethene were detected at concentrations exceeding the State groundwater standards in both monitoring wells (MW-9 and MW-17). Carbon tetrachloride exceeded the State groundwater standard in monitoring well MW-9. Compared to the previous sampling event, concentrations of carbon tetrachloride, tetrachloroethene, and trichloroethene in MW-9 increased. Concentrations of carbon tetrachloride and trichloroethene decreased and tetrachloroethene increased in MW-17. Concentrations of carbon tetrachloride, tetrachloroethene, and trichloroethene detected in the samples collected are consistent with the previous sampling events. Analytical results for VOCs are summarized in Table 2. A summary of historical VOC analytical results is provided in Table 3. Based on the results of the monitoring event, and requirements of the Vapor Intrusion Monitoring Plan, we recommend collecting groundwater samples from MW-9 and MW-17 in May 2023. 5.0 LIMITATIONS EnviroTrac offers various levels of investigative and engineering services to suit the varying needs of different clients. It should be recognized that definition and evaluation of geologic and environmental conditions are a difficult and inexact science. Judgments leading to conclusions and recommendations are generally made with incomplete knowledge of the subsurface conditions present due to the limitations of data from field studies. Although risk can never be eliminated, more -detailed and extensive studies yield more information, which may help understand and manage the level of risk. Since detailed study and analysis involves greater expense, our clients participate in determining levels of service that provide adequate information for their purposes at acceptable levels of risk.
