Subject: Summary of Recent Site Activities and Environmental Conditions
This technical memorandum presents a summary of recent site activities and environmental conditions at
the former Greyhound Bus Maintenance Facility located at 1201 & 1277 South Blount Street in Raleigh,
North Carolina (Property).
Background
The Property was developed in 1939 and operated as Carolina Coach Company (aka Carolina Trailways) until
Greyhound Lines, Inc. (Greyhound) acquired Carolina Coach Company in 1997. Greyhound conducted bus
maintenance and fueling operations on -site from 1997 until 2009, when Greyhound ceased operations and
vacated the Property. The Property has been vacant since 2009. A chain link fence limits access to the
Property.
2013-2015
Strata performed a Phase I Environmental Site Assessment (ESA) of the Property in July 2013, during which
Strata identified several recognized environmental conditions (RECs) associated with historical operations
on the Property. Following the Phase I ESA, a Phase II ESA and a Site Investigation were completed and all
on -site structures were demolished. During the investigation and demolition activities, one diesel
underground storage tank (UST) was removed, one heating oil UST was closed in place, and numerous soil
and groundwater samples were collected to fully delineate the nature and extent of environmental impacts
to the Property. Based on investigations conducted, impacts to groundwater and/or soil at concentrations
above North Carolina Department of Environmental Quality (NCDEQ) residential standards are limited to
three areas of the Property.
Former Bus Wash
Soil and groundwater in the vicinity of the former bus wash building has been impacted due to releases
from former USTs and historic fueling practices. Concentrations of petroleum -related constituents exceed
both the soil to groundwater and the residential soil clean up criteria established by NCDEQ. In addition,
measurable amounts of petroleum free product and dissolved phase petroleum constituents are on/in
groundwater in this area.
Strata prepared and submitted a work plan to NCDEQ on December 22, 2015 to remove contaminated soil
and free product from around the former bus wash building. NCDEQ has not responded to Strata's work
plan nor have they provided an estimated review schedule.

Former Maintenance Areas
Tetrachloroethene (PCE) and trichloroethene (TCE), are present in groundwater in the northeastern corner
and along the western boundary of the Property, respectively, at low-level concentrations exceeding risk -
based standards. Groundwater in this area is not a drinking water source. The Property is not located near a
drinking water/water supply well, surface water, or in the recharge area for a drinking water aquifer.
Furthermore, contaminant concentrations are below the NCDEQ standards at the most downgradient
location, indicating that the source could be off -site and that concentrations potentially migrating off -site do
not pose unacceptable risk in the unlikely event of exposure. Reports prepared by others for the Property
indicate there are no basements on properties in the surrounding area; therefore, no pathway for vapor
exposure exists.
Because there is no completed pathway for potential exposure to PCE and TCE in groundwater or vapors on
the Property, Strata believes these constituents will not require additional remedial action and can be risk
managed.
