McAdams Company, Inc. (McAdams) hereby submits the enclosed North Carolina Brownfields Program (NCBP) Receptor Survey for the above -referenced site. This submittal includes the Brownfields Property Receptor Survey form template (dated February 4, 2019), in addition to a Topographic Site Location Map (Drawing 1) and a 1,000-foot Radius Map (Drawing 2). Drawing 2 depicts the boundaries of the subject site and proposed redevelopment in addition to surrounding area parcel boundaries; the location of a daycare, residential properties and basements within 1,000 feet of the Brownfields Property; and, utilities within 100 feet of the Brownfields Property boundary. Provide occupancy and use information. According to the Durham County Tax Assessor, the site is classified for commercial use. The property is currently undergoing redevelopment, which includes the construction of a new mixed -use building. Once complete, the building will consist of ground floor retail and amenity space with six floors of condominiums above. b. Describe the construction of the building including materials (e.g. wood frame, block), type and size of openings (e.g. windows, bay doors), and height (number of stories). The ground floor of the future building will feature approximately 7,600 square feet of heated area. The building will be of steel frame structure with a glass and brick facade. c. Describe the foundation construction. Include details on type, floor construction, and depth below grade. The building slab will be constructed of 6 inch of concrete poured over approximately 6 inch gravel base. d. Describe the HVAC system in the building. Include available details on type, equipment location, source of air return, and design considerations (e.g. positive pressure?). Central heating and air conditioning. The HVAC system equipment will be located on the roof of the building. e. Are any subslab ventilation systems or moisture barriers in place? If so, please provide details. An active subslab depressurization system will be installed during construction. This system will consist of a vapor barrier and depressurization system.
