An approximately 14,490 square foot unoccupied one-story building sits on its northwestern corner. The remainder of the Site is unoccupied and generally covered with grass and/or scrub bushes. The Site is in a primarily commercial and residential area. The Project is bounded to the north, across Hoke Street, by residences; to the east by a former automotive gasoline station (now an automotive maintenance shop) and, across Garner Road, by residences; to the south by undeveloped parcels; and to the west by about five commercial businesses.
