The Project consists of an approximately 3.4 acre developed site consisting of three contiguous
tracts located in southeast Raleigh near the intersection of Hoke Street and Garner Roads (the
“Project” or the “Site”) in Raleigh, Wake County, North Carolina. An approximately 14,490 square
foot unoccupied one-story building sits on its northwestern corner. The remainder of the Site is
unoccupied and generally covered with grass and/or scrub bushes. The Site is in a primarily
commercial and residential area. The Project is bounded to the north, across Hoke Street, by
residences; to the east by a former automotive gasoline station (now an automotive maintenance
shop) and, across Garner Road, by residences; to the south by undeveloped parcels; and to the west
by about five commercial businesses. Municipal water and sewer are provided to the Project area
by the City of Raleigh utilities.
