As you can see in his email below, our client and PD, McQueen Campbell wants to see an approved VI mitigation system in place with performance assessment completed prior to closing on the property. Economics of the transactions have him on a tight time line. The attached documents will convey information about the pilot test that is being run for the sub-slab depressurization system. It’s not as much to review as it might appear looking at the document list. Could you, and Dan and I, get together soon, either by phone or at Green Square, maybe Friday or early next week, to review the project and discuss VIMS performance assessment? Let me start by saying that McQueen Campbell will not close on the property until he is sure that a VIMS is running at the facility and that its performance is satisfactory to the BFP. Let me add that his goal is to accomplish this by the end of February. Yes, a very tight schedule. This is what we have done to try and meet his very aggressive timeline. 1) On December 15 and 16 we conducted preliminary assessment of the depressurization of the sub slab. As you may recall, we identified that two area of the facility require VIMS based on our indoor air sampling (September 16, 2015 report). Both of these areas were in the 1983 east addition. One area is referred to as the Office Area and the other is referred to as the Plant Area. We have pretty good construction drawings of these areas. These drawing show a good layer of gravel under the slabs. The field data from the preliminary sub slab depressurization is attached and showed influence of roughly 30 feet when running the test of both low flow and high flow test blowers. The influence in the office area was more uniform, creating a ‘round’ zone of influence. In the Plant Area, the influence was more elliptical due to some thickened slab used to support the old printing presses. 2) From this data and in cooperation with McQueen and his redevelopment plans which require the extraction points be located at columns we laid out a full-scale pilot test extraction field. We determined that 13 points (attached drawing, 5 in office and 8 in plant) should give us the coverage we need based on the preliminary depressurization data. McQueen approved of the layout on January 9. 3) On January 14 I met contractors at the site so that they could see the project site and provide bids to construct the 13 point extraction network. I asked them to size the blower based on the preliminary data so we could get an idea what the complete system would most likely cost. However, our plan is to install the extraction and piping network and hook it up to a temporary variable speed blower. This will allow us to confirm that the extraction network is adequate (or not) to depressurize the slab and will allow us to conduct further testing to determine the appropriate sized blower. 4) McQueen selected PRM (proposal and figures attached) to conduct the installation on January 27 and they started on January 30. They plan to have the piping completed by the beginning of next week and the temporary blower in by mid-week. Then we will start our final testing of the sub slab depressurization. If all goes well, we will have the temporary blower up and running and adjusted by February 12. We went with the upsized manifold pipe option to give us the greatest flexibility in the event this final testing indicates that we need additional extraction points. The question I need help getting answered from you, is what performance data do we need to collect to demonstrate to the BFP that our system is satisfactory? Keep in mind, McQueen wants to get his answer by the end of the month. Thanks, Dan Daniel H.
