These plans were submitted in accordance with the draft Notice of Brownfields Property Land Use Restriction Number 2. The plan is approved for construction with the following comments: 1. Section 3.C.6.a the fan discharge height should be a minimum of 24 inches 2. Section 3.C.9 Verify that you want to require concrete slabs to be installed for any tenant within the building. In our initial conversations you were requesting a delay for the commercial retail units. 3. Removed cross-out words Please forward me final hard copy of the finalized plans and specification. Drawings and general provisions of the Contract, including General Conditions, Division 1 - GENERAL REQUIREMENTS, and other applicable specification sections in the Project Manual apply to the work specified in this Section. 1.2 SUMMARY A. Scope: Provide labor, material, equipment, related services, and supervision required, including, but not limited to, manufacturing, fabrication, erection, and installation for underslab vent piping system as required for the complete performance of the work, and as shown on the Drawings and as herein specified. B. Section Includes: The work specified in this Section includes, but shall not be limited to, an underslab vent piping system as specified herein and as indicated on the Drawings, including, but not limited to, the following: 1. General: See Section 01300 - SUBMITTALS. B. Product Data: Submit product data showing material proposed. Submit sufficient information to determine compliance with the Drawings and Specifications. C. Shop Drawings: Submit shop drawings for each product and accessory required. Include information not fully detailed in manufacturer’s standard product data. D. Qualification Data: Submit qualification data for firms and persons specified in Quality Assurance Article to demonstrate their capabilities and experience. Include lists of completed projects with project names and addresses, names of architects and owners, and other information specified. 1.5 QUALITY ASSURANCE A. Qualifications: 1. Manufacturer Qualifications: Manufacturer shall be a firm engaged in the manufacture of underslab vent piping system of types and sizes required, and whose products have been in satisfactory use in similar service for a minimum of five years. 2. Installer Qualifications: Installer shall be a firm that shall have a minimum of five years of successful installation experience with projects utilizing underslab vent piping system similar in type and scope to that required for this Project. B. Regulatory Requirements: Comply with applicable requirements of the laws, codes, ordinances, and regulations of Federal, State, and local authorities having jurisdiction. Obtain necessary approvals from such authorities. C. Standards: Comply with applicable requirements of EPA 402-K-01-002. D. Pre-Installation Conference: Conduct pre-installation conference in accordance with Section 01200 - PROJECT MEETINGS. Prior to commencing the installation, meet at the Project site to review the material selections, installation procedures, and coordination with other trades. Pre-installation conference shall include, but shall not be limited to, the Contractor, the Installer, manufacturer’s representatives, and any trade that requires coordination with the work. Date and time of the pre-installation conference shall be acceptable to the Owner and the Architect. E. Certification: The Owner will be responsible for the certification of the system and will employ either the engineer of record or a third party commissioning agent. 1.6 DELIVERY, STORAGE, AND HANDLING A. Deliver materials to the Project site in supplier’s or manufacturer’s original wrappings and containers, labeled with supplier’s or manufacturer’s name, material or product brand name, and lot number, if any. B. Store materials in their original, undamaged packages and containers, inside a well-ventilated area protected from weather, moisture, soiling, extreme temperatures, and humidity. JANUARY 8, 2007 SECTION 02750 - 3 CHARLOTTE MIDTOWN SOI - BUILDING A - 204173 UNDERSLAB VENT PIPING SYSTEM PART 2 - PRODUCTS 2.1 MATERIALS A. Gravel Bed: Provide washed, evenly graded mixture of crushed stone, or crushed or uncrushed gravel, ASTM D 448, coarse aggregate grading size No. 57, with 100 percent passing a 2 inch sieve and none passing a 1/4 inch sieve. 1. Provide a 6 inch thick gravel layer placed directly on the soil subgrade. B. Perforated Pipe: Provide perforated, polyvinyl chloride (PVC) pipe and fittings, ASTM D 2729, bell-and-spigot ends, for closed joints. 1. Subfloor Manifold Piping: Provide 3 inch diameter perforated Schedule 40 PVC piping. 2. Perimeter Collector Piping: Provide 4 inch diameter perforated Schedule 40 PVC piping. C. Vapor Retarder: Provide polyethylene vapor retarder, ASTM D 4397, 10.0 mils thick. 1. Vapor Retarder Tape: Provide pressure sensitive tape of type recommended by vapor retarder manufacturer for sealing joints and penetrations in vapor retarder. D. Vertical Riser: Provide vertical riser fabricated of PVC, galvanized sheet metal, or ductile iron, as approved by the authorities having jurisdiction and the engineer of record. Route the vertical riser in the building envelope as indicated on the Drawings. E. Motorized Exhaust/Vent Fans: 1. Roof Exhausters: a. Centrifugal or Axial Fan Unit: Backward inclined or airfoil design, direct driven, with sealed UV resistant plastic or spun steel with enamel finish housing; totally enclosed motor and drive assembly. b. Roof Curb: 12 inches high with continuously welded seams, built-in cant strip, 1 inch insulation and curb bottom, hinged curb adapter and factory-installed nailer strip. Where scheduled, provide interior baffle with acoustic insulation and increase curb height as required. c. Disconnect Switch: Field-wired, non-fusible, in exterior terminal boxes. d. Manufacturer: Subject to compliance with requirements, provide products of one of the following: 1) Fantech. 2) Spruce Environmental. 3) Suncourt. e. Basis of Design: Product specified is manufactured by Fantech. Items specified are to establish a standard of quality for design, function, materials, and appearance. Equivalent products by listed manufacturers are acceptable. The Architect will be the sole judge of the basis of what is equivalent. 1) Model: FR150. 2) CFM: 106. 3) Static Pressure: 1.0 W.G. 4) Voltage: 120V/Single Phase. 5) Control Operation: Continuous. F. Accessories and Fittings: Provide required various Schedule 40 PVC fittings, couplings, and caps. SECTION 02750 - 4 REVISED JANUARY 8, 2007 UNDERSLAB VENT PIPING SYSTEM CHARLOTTE MIDTOWN SOI - BUILDING A - 204173 PART 3 - EXECUTION 3.1 EXAMINATION A. Verification of Conditions: Examine areas and conditions under which the work is to be installed, and notify the Contractor in writing, with a copy to the Owner and the Architect, of any conditions detrimental to the proper and timely completion of the work. Do not proceed with the work until unsatisfactory conditions have been corrected. 1. Beginning of the work shall indicate acceptance of the areas and conditions as satisfactory by the Installer. 3.2 INSTALLATION A. General: Install underslab vent piping system in accordance with reviewed product data, final shop drawings, the manufacturer’s written recommendations, and as indicated on the Drawings. B. Gravel Placement for Underslab Vent Piping System: Prepare soil subgrade by grading to required elevation. Place a 6 inch gravel base on the soil subgrade. C. Underslab Vent Piping System: 1. Preparation: a. Field Measurement: 1) The drawings are not an exact representation of all conditions involved, therefore, piping layout shall be constructed to suit actual field measurements. 2) Submit details of proposed piping departures established by field conditions or other causes to the Engineer for approval. 2. Workmanship: a. Install piping in longest practical lengths, avoiding insofar as possible the use of short lengths and couplings. b. Remove scale dirt, grease, oil, and debris from pipes before installation. 3. Pipe Work: a. Perform pipe work in accordance with current editions of applicable codes. b. Cap or plug open ends of pipes until final connections are made. c. Lines shall be cleared of any water or debris before final connection. 4. Joint Fabrication: a. Construct pipelines with as few joints as possible. b. Exercise care when making pipe joints and make joints in accordance with the pipe material manufacturer’s recommendations and the following requirements. In each instance of pipe joining, those portions of pipes involved must be absolutely clean prior to assembly. If a joint is extremely difficult to assemble or sealing is not affected, disassemble the joint and correct the difficulty. Remake the joint using new materials when necessary. c. Use chemical solvent welding components to join PVC pipes. 5. Installation of Pipe and Fittings: a. Install pipe and fittings true to alignment. b. Provide rigid support for piping as required. c. Install piping, fittings, and appurtenances in strict accordance with the manufacturer’s technical data and printed instructions. 6. Roof discharge of vent system shall be in accordance with EPA Standard. a. Fan Height Discharge Above Roof: Minimum 24 inches. b. Fan Discharge Separation: Minimum 10 feet from operable windows and mechanical intakes. 7. Crossing floor obstructions shall be in accordance with EPA Standard recommendations. JANUARY 8, 2007 SECTION 02750 - 5 CHARLOTTE MIDTOWN SOI - BUILDING A - 204173 UNDERSLAB VENT PIPING SYSTEM 8. The vent system is a composite section including the required concrete slab on-grade; minimum thickness of 5 inches. 9. Installation of concrete slab on-grade shall be installed prior to Certificate of Occupancy for any tenant within the building. D. Vapor Retarder: 1. Vapor retarder shall comply with ASTM E 1745 and shall be installed in accordance with ASTM E 1643. Vapor retarder shall comply with and be installed in accordance with manufacturer’s written recommendations. 2. Extend vapor retarder to extremities of areas to be protected from vapor transmission. Secure in place with adhesives or other anchorage system as indicated. Extend vapor retarder to cover miscellaneous voids in insulated substrates. a. Sheeting should cover the entire floor area, and separate sections of sheeting should be overlapped at least 12 inches. b. Seal overlapping joints in vapor retarders with vapor retarder tape according to vapor retarder manufacturer's instructions. Seal butt joints and fastener penetrations with vapor retarder tape. c. Firmly attach vapor retarders to substrates with mechanical fasteners or adhesives as recommended by vapor retarder manufacturer. d. Seal joints caused by pipes and similar items penetrating vapor retarders with vapor retarder tape to create an airtight seal between penetrating objects and vapor retarder. e. To retard soil gas entry, large openings through concrete slabs, wood, and other floor assembles in contact with the soil, such as spaces around bathtub, toilet drains, shall be filled or closed with material that provide a permanent airtight seal such as non-shrink mortar, grouts, expanding foam, or similar materials designed for such applications. f. Floor drains and air conditioning condensate drains that discharge directly into the soil below the slab or into a crawlspaces should be avoided. If installed, these drains shall be routed through solid pipe to daylight or though a trap approved for use in floor drains by local plumbing codes. g. Repair any tears or punctures in vapor retarders immediately before concealment by other work. Cover with vapor retarder tape or another layer of vapor retarder. E. Motorized Exhaust/Vent Fans: Install in accordance with manufacturer's instructions. Secure roof exhausters with lag screws to roof curb. Install flexible ductwork connections when fan connects to ductwork. Provide ventilating and exhaust fans with integral vibration isolation or mount or suspend unit with vibration isolators. F. Labels: All exposed and visible interior vent pipes shall be identified with at least one label on each floor levels. The label shall read: Vapor Reduction System. 3.3 PROTECTION A. Provide final protection and maintain conditions in a manner acceptable to the Installer, that shall ensure that the underslab vent piping system shall be without damage at time of Substantial Completion.
